Maintenance Supervisor

Plan, schedule, and supervise the maintenance staff in daily activities including maintenance, installation and repairs, service requests, turns, and cleaning of grounds and common areas. Hire, train, and develop maintenance staff and ensure company policies, procedures and safety practices are applied. Conduct regular safety inspections, correct unsafe practices, and train maintenance staff in chemical, supply, and equipment handling. Participate in department or regional meetings and community events; lead safety and department meetings with staff. Coordinate with vendors and contractors for installation, maintenance and repair work. Maintain department budget; ensure projects and scheduling stay within budget. Prepare specifications for major projects, negotiate bids, inspect vendor work for quality and conformance to specifications and cost requirements. Purchase maintenance supplies, materials and appliances cost-effectively; maintain inventory. Ensure service requests are assigned and completed within required timeframes. Ensure make-readies and other maintenance projects are completed accurately and timely according to WBPC quality standards. Maintain and update assigned service requests using Yardi Mobile until completion. Ability to troubleshoot and train staff on trades (e.g., thermocouples, motors, boiler controls, fire alarms, plumbing, locks, construction) to assess function and recommend repair or replacement. Conduct regular safety inspections and ensure staff are trained on safety practices and proper chemical handling. Adhere to all company safety policies and ensure a safe work environment. Comply with OSHA and all applicable laws regarding health, safety or environment, including WBPC policies. Ensure service requests, make-readies, and other maintenance projects are completed to WBPC standards. Qualifications
Minimum of 5 years’ related maintenance experience; property management experience preferred. Proven ability to supervise and lead a large team. Advanced understanding of basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair. HVAC and EPA certifications preferred. Effective communication with management, partners, subordinates, vendors or residents to exchange information and give/receive work direction. Expert skills with small hand and electrical tools, basic electrical, carpentry, painting and small machinery repair. Basic computer skills (mobile device and PC). A valid license may be required for this role. Must be available for on-call work and emergency overtime as required. Must be able to lift up to 50 lbs. Benefits
