This industry standard role provides more efficient means of managing facilities maintenance and associated maintenance labor, freeing hours for additional business priorities.

Planning & scheduling for all maintenance and operations encompassed in the CMMS tool are to be conducted using current CMMS system application and standardized business processes.### Work schedule: onsite - M-F, 6:00 AM - 2:00 PM# * Using industry and client best practices, Plans, schedules, coordinates and assigned all frequency and work type maintenance activities for group or team of responsibility* Optimizes maintenance inventory by balancing work load to labor availability* Complies with all client CMMS standards and specifications to ensure database integrity and standardization* Manages asset maintenance parts ordering process (MRO) for assigned team(s) and optimizes efforts through PM Auto ordering where applicable* Creates all asset-related purchase requisitions* Collects data and collaborates with operations team to optimize maintenance programs.* Maintains maintenance record compliance to CMMS and Maintenance business process standards and specs through periodic data auditing* Maintains liaison with facilities technicians and other management regarding work execution, necessity of altering schedules and manpower status* Tracks all asset information, including spare parts and documentation* Arranges for special tools and equipment* Tracks all asset information, including spare parts, documentation and Booked Labor* Continuous improvement of the work planning and scheduling process through the review and use of maintenance metrics, analysis of work order flow, project demands and expectations.* Submits and document database record changes using client CMMS change request system* Regulate Critical Environment facility management services to prevent business impact and equipment downtime.* Establish objectives and processes required to maintain critical infrastructure at optimum performance.* Identify open, unscheduled and/or unassigned work by running prescribed work order query in Assignment Manager* Provides weekly reports to facility managers, identifies risks and gaps and provides resolution plans.* Builds object structure in CMMS.* Develop/maintain and update standard operating procedures for CMMS/Storeroom operations.# **Qualifications & Experience:****Required*** High School Diploma or equivalent* Two (2)+ years of experience in facilities operations or maintenance coordination, with a strong emphasis on third-party vendor management.* Strong working knowledge of commercial building systems (HVAC, plumbing, electrical).* Excellent communication, organizational, and time management skills.* Advanced proficiency in Microsoft Office (Excel, Outlook, Visio); working knowledge of SharePoint.**Preferred*** Experience supporting critical infrastructure or sensitive environments.* Proficiency with JLL-managed CMMS platforms (e.g., Corrigo).*Please submit your application with an updated resume, location, and contact information.
