About the Maintenance Supervisor Position We’re looking for a talented maintenance supervisor who will be responsible for day‑to‑day maintenance operations and physical upkeep of the assigned property, ensuring compliance with Avenue5 policies and standards, and all local, state and federal regulations.

Work with the maintenance team to ensure daily maintenance tasks, such as service request completion and unit make‑ready standards, are met.

Review and track progress of service requests, identify chronic maintenance issues and act accordingly.

Respond to maintenance‑related issues in a timely manner as outlined in Avenue5 Policy and Practices, maintaining a professional demeanor.

Perform various maintenance functions including electrical, plumbing, appliance, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines.

Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.

Conduct proactive preventative maintenance such as siding, painting, lighting, sprinklers, pool, golf‑cart and elevator work.

Ensure work order system accuracy: verify all orders are completed on time to company standards and resident satisfaction.

Daily inspection of property grounds, buildings and common area amenities to maintain safety and cleanliness, identifying issues requiring maintenance, repair or replacement.

Oversee and assist with property emergencies—snow, fires, floods—and communicate with the property manager.

Promote safety and risk management in accordance with local, federal, state and company rules.

Help monitor response times for emergency on‑call/after‑hours maintenance assignments and participate in the on‑call rotation as needed.

Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, interacting courteously and professionally with residents.

Foster a positive, collaborative relationship with residents, other properties and associated agencies.

Conduct pre‑move‑in and post‑move‑out apartment inspections, ensuring timely completion of quality unit turns.

Act as a mentor to the maintenance team.

Maintain professional demeanor and appearance at all times.

Administer the company risk management program.

Complete special projects as assigned by the maintenance supervisor or property manager.

Solicit suppliers and contractors when work is necessary and monitor their compliance with company policy.

Work with the property manager to ensure the team and property comply with company, ownership, state and federal policies and standards.

Walk the property weekly with leadership to collaborate on challenges and operations.

Ensure maintenance costs remain within the allotted property budget and provide input on expenses for future budgets.

Other duties as assigned by property leadership.

Education and Experience

High school diploma or equivalent is required.

At least three years of experience in property management or a directly related field.

Possess general maintenance and carpentry skills.

Skills and Requirements

Maintain a valid driver’s license, clean driving record and current auto insurance.

Ability to read, write and understand English.

Proficiency with general office equipment (telephone, fax, printer, copier, key track system).

Excellent customer service and interpersonal skills.

Strong organizational and time‑management skills.

Ability to multi‑task.

Basic mathematical skills.

Ability to defuse situations involving angry or difficult people.

Maintain confidentiality.

Maintain professional appearance and comply with uniform policy.

Meet all safety requirements.
