Building Services Supervisor

Job summary: Supervises and participates in the work of custodial crews to maintain university facilities in a clean and orderly condition for students, faculty, staff, and the public. Responsibilities include cleaning tasks (vacuuming, carpet cleaning, window washing, restroom cleaning, floor scrubbing, waxing and polishing floors), coordinating event setups and breakdowns, attending staff meetings, training employees in responsibilities and safety procedures, participating in hiring, performing routine cleaning inspections, and utilizing computer and mobile device software to monitor work orders, coordinate events, perform inspections, manage inventory, communicate with the team, submit work order repair requests, and approve time records. Oversight of project work by their team or vendors and providing regular progress reports to management. May be required to work weekends and be on an on-call schedule for emergencies. Primary Responsibilities Operations (75%)
Participates in, supervises, and reviews the work of a custodial crew. Responds to emergency calls; assigns staff to perform cleanup and related custodial work. Must be willing to be on an on-call rotation list. Ensures that the work of the assigned staff meets prescribed performance standards and addresses performance deficiencies. Cleans and/or dusts walls, windows, desks, furniture, cabinets, light and plumbing fixtures, window coverings, lockers, and related items. Sweeps, dust mops, wet mops, scrubs, strips, seals, waxes, and polishes floors. Gathers and disposes of rubbish, paper, and other debris; empties and washes refuse containers from interior and exterior locations. Moves, sets up, and adjusts chairs, tables, desks, furniture, and equipment as required for classroom and special activities; ensures accurate and timely setup for events. Vacuums, shampoos, extracts and spot treats carpeting. Serves soap dispensers, towel and tissue boxes, and similar fixtures. Cleans chalkboards/whiteboards, trays, and erasers. Keeps custodial closets clean, organized, and stocked. Operates equipment such as sweepers, blowers, power washers, window washing equipment, ride‑on vacuums, electric carts, scrubbing machines, and steam cleaners as needed. Coordinates and performs pest control activities. May operate university-owned vehicles and utility carts. Performs other duties as assigned. Administrative (15%)
Develops and updates a Facility Cleaning Plan in their area; works with the team to plan ways to accomplish management goals and strategies. Monitors and completes work orders and provides detailed comments in the work order system. Regularly inspects and documents custodial staff work. Attends and holds regular meetings with staff, customers, departments and team members to communicate work plans and provide solutions to needs. Provides regular reports to management on team progress, goals, and objectives. Maintains and approves time reports and other staff records. Participates in vendor/contractor scope development and oversees quality and timely completion of vendor/contractor work. Ensures classroom capacities and event equipment/furniture inventory counts are accurate and updated in event software. Ensures adherence to policies and work standards in the assigned area. Requisitions, receives, distributes, and keeps records of custodial supplies and equipment. Participates in hiring of team members. Submits work order requests for needed repairs in buildings. Maintains accurate SDS records. Performs other duties as assigned. Training (10%)
Instructs subordinates in safe use of ladders, cleaning solvents, custodial equipment, and cleaning techniques; trains on custodial equipment maintenance practices. Holds regular training meetings to ensure performance and SOP adherence. Actively trains, coaches, and mentors upcoming leaders and develops leadership, professionalism, and customer service. May attend training conferences and meetings requiring travel. Performs other duties as assigned. Knowledge Of
Custodial methods, materials, and equipment; supervision and training principles. Custodial sanitation and sterilization methods and techniques. Safe use and storage of cleaning compounds; safe use of ladders. Common custodial tools and equipment; safe lifting techniques. Applicable fire and safety rules; recordkeeping procedures. Basic features of computer equipment; software for window washing, carpet cleaning, and floor finishing. Professionalism, customer service, leadership and mentoring. Ability To
Plan, coordinate, schedule, and supervise a small custodial crew. Train and advise subordinates on custodial methods, tools, and equipment use. Read and interpret labels on cleaning compounds and advise on proper use and hazards. Perform sustained physical work; give clear and concise oral and written instructions. Safely lift and move moderately heavy furniture, equipment, and supplies. Work effectively around students, faculty, staff, and community members. Maintain records of supplies and equipment; learn general and specialized computer applications. Education and Experience
Associates Degree preferred; High School diploma required. Two years of full-time custodial experience or 4 years of part-time custodial supervision. Custodial certifications are a plus. Benefits
