Overview

At MidPen, the Maintenance Lead is responsible for the oversight of the maintenance operations for the communities they are assigned. The role ensures a safe, secure and comfortable living environment for residents, visitors and staff, under the direction of the Community Manager. Essential Duties

Trains staff in all areas of maintenance operations and is responsible for training programs for subordinate staff. Establishes daily work schedules for subordinate staff. Provides input for Annual Performance Reviews; participates in the creation and implementation of Performance Improvement Plans for reporting staff, as needed. Manages the day-to-day maintenance operations of the home base property. Assists with all move-ins, move-outs and annual inspections. Prepares vacant units for re-occupancy. Assists in custodial work by cleaning common areas (laundry rooms, rest rooms, recreation centers, offices, hallways, sweeps, mops, vacuums, trash removal, window cleaning), as needed. Oversees or performs maintenance duties including electrical repairs to appliances, fixtures, switches and circuits; plumbing repairs; replacement of glass, tile, locks, and other hardware; painting; door locks and mailbox locks; carpentry; appliance repair; and inventory control. Maintains accurate and current records for maintenance performed in apartment units and project areas; ensures landscape and irrigation systems are maintained per MidPen standards. Purchases supplies, maintains inventory, and keeps equipment manuals and parts lists up to date. Schedules work orders according to maintenance priorities; coordinates bidding processes, negotiates contracts and monitors contractor work per MidPen procedures. Complies with Fair Housing requirements and company safety policies; completes required safety inspections and daily work logs. Participates in standby emergency coverage as needed; adheres to company policies and required training; maintains required certifications. Performs on-call and after-hours duties based on a rotation schedule at property. Supports multi-property operations as assigned and collaborates with Resident Services and other teams. Preventive Maintenance Responsibilities

Applies knowledge of laws, EPA and OSHA regulations governing storage and management of hazardous materials. Maintains regular awareness of conditions throughout the community and initiates corrective actions for unsafe conditions. Schedules routine preventive maintenance on equipment as directed; ensures work area cleanliness and safety. Inspects and maintains tools, inventory, equipment and supplies; monitors utility meters and cut-offs as applicable. Performs other duties as required. Qualifications

Education and Experience

High School Diploma and five years' experience in maintenance, landscaping, irrigation systems, painting, carpentry, plumbing and related trades, or an equivalent combination of education and experience. Three years' supervisory experience with demonstrated ability to oversee work crews and apartment turnovers. Knowledge, Skills, and Abilities

Bilingual in English and Spanish required. Excellent written and verbal communication skills. Basic computer skills including Microsoft Office. Willingness to coach, mentor and support staff; develop positive relationships with co-workers, residents and vendors. Ability to work well under pressure; understanding of affordable housing regulatory inspections (REAC/TCAC/MOR). Excellent organizational and time management abilities to maintain inventory of equipment and supplies. Compliance with company policies and all laws and regulations (OSHA, ADA, Fair Housing). Must possess a valid California Driver License, reliable transportation, and proof of current auto insurance. Commitment to the Mission and Values of MidPen Housing. Physical Requirements

Position is moderately to highly physical; requires standing, bending, lifting and walking. Ability to stoop, kneel, lift up to 50 pounds, carry, push/pull, climb stairs, ladders, roofs and crawl in confined spaces. Ability to hear, speak and read. Working Conditions

Works in all weather conditions, indoors and outdoors. Responds to emergency calls at night or on weekends; wears PPE as required. Access to common areas and residences for critical repairs with proper safety protocols. Pay range: $26.31 - $32.89 hourly. Pay is based on applicable experience and qualifications.
