Avsar Construction is seeking an experienced

OAR I

to lead and coordinate various project phases, from pre-construction through close-out. This role is pivotal in ensuring smooth project execution, budget alignment, and adherence to high-quality standards. Please note that this position may require flexibility for swing shifts to accommodate project timelines. Key Responsibilities

As an Owner Authorized Representative (OAR I) at Avsar Construction, you will: Lead all phases of assigned construction projects, including pre-construction, bid and award, construction, and close-out, ensuring strict adherence to timelines and quality standards. Review and provide feedback on project documents and collaborate with design teams for successful project initiation. Coordinate with all pertinent public agencies during pre-construction and construction to comply with all off-site work and coordinate with various District and Project staff. Manage the project budget and schedule to meet the District’s qualitative standards; monitor project budget monthly and ensure the budget reflects project status/progress. Oversee daily activities of the contractor, review construction schedules and submittals, and coordinate responses to contractor inquiries through RFCs and related documents. Review substitution submittals from contractors to ensure specification and/or District requirements. Receive, review, and negotiate Contractor Change Order Proposals to achieve fair and reasonable pricing in accordance with General Conditions; address Schedule impacts promptly. Review process and monitor payments for contractors, architects, engineers and other pertinent parties. Administer provisions of Professional Service Agreements between Architects and the District. Coordinate District delivery of related fixtures, furniture and equipment. Monitor and manage project close-out with respect to project certification with the Division of State Architects (DSA) and project financial close-out. Experience : At least 10 years of professional experience in construction management, including a minimum of 3 years managing projects valued at over $10 million. Education : Bachelor’s degree in Architecture, Engineering, or Construction Management (or a related field) OR equivalent credentialing, such as a Certified Construction Manager (CCM) credential within one (1) year of employment in the Facilities Services Division of the Los Angeles Unified School District OR a valid Certified Construction Manager (CCM) credential may be substituted for the required education. Licenses/Certifications : Preference for candidates with CCM credentials or relevant licenses from recognized boards. Preferred Qualifications

Experience with Design-Build projects, LEED-certified projects, or the Division of the State Architect (DSA) process. OSHA 30 certification for safety. A valid Certificate of Registration as an Architect by the California Architectural Board or Professional Engineer by the State Board for Professional Engineers and Land Surveyors. A valid Construction Manager (CCM) credential by the Construction Manager Certification Institute (CMCI). Comprehensive Health Insurance
