Summary

The Assistant Property Manager II provides support to the Property Manager for all operational and financial aspects of a property to meet company goals. The role involves areas such as collections, resident relations, maintenance, safety program compliance, and adherence to laws and company policies. Duties may vary by property.

Essential Job Duties

Leasing

— Handle incoming phone inquiries regarding available apartments; provide information and encourage scheduling property visits; communicate features and benefits; follow up with prospects who have not decided. Administrative

— Qualify prospective renters by gathering rental and credit history and obtaining approvals per company guidelines; coordinate turnover schedules, vendors, and identified work; move-in inspections and discussions of lease and resident handbook; move-out inspections; assist with rent collection and notices on delinquent accounts; process office paperwork, review and code invoices; comply with safety program requirements. Marketing

— In partnership with the Property Manager, perform market research using public information to understand competitive activity; collect rental data as requested using public information. Resident Retention

— Assist in planning resident functions; handle inquiries from residents; in the Property Manager’s absence, listen to requests and concerns; expedite maintenance work orders and ensure satisfactory repairs; follow up with residents as needed.

Qualifications

Education and Experience

— High school diploma or GED required; 1-2 years as a Leasing Consultant or equivalent experience; experience handling sensitive, confidential information; knowledge of Microsoft Office (Word, Excel, Outlook); experience with Yardi preferred. Skills and Abilities

— Fluent in English with strong oral and written communication; tact and diplomacy in dealings with coworkers and the public; strong attention to detail; ability to work collaboratively in a team; Real Estate Licenses must not be active while in this role. Physical Demands

— Mobility to work in a standard office setting and operate standard equipment; stamina to maintain focus; ability to lift up to 10 pounds; vision and hearing to read and communicate; ability to navigate properties including stairs and hallways. Work Environment
