The Capital Markets Analyst supports the Capital Markets Agents on facilitating debt and/or equity transactions. The role includes underwriting, market research, data analysis, coordinating the creation of debt/equity packages, property visits, maintaining accurate CRM records, lender outreach related to potential or existing transactions, term sheet negotiation, preparing quote matrices, client and vendor communication, and collaborating with the loan processor through processing and closing. The ideal candidate is motivated and ambitious, interested in pursuing a production role, excited by new challenges, and able to maintain a calm demeanor in a fast-paced, high-energy environment. The Capital Markets Analyst will learn the business and work toward transitioning to a production role within a few years.
Responsibilities
Conduct outreach to lenders related to potential or existing transactions
Perform complex financial modeling of commercial real estate assets
Break down and analyze profit and loss statements, leases, and rent rolls
Research market data
Draft executive summaries, sponsor profiles, and coordinate the creation of debt/equity packages
Build relationships with new lenders and sponsors
Prepare financing options to present to the agent
Present debt/equity opportunities to capital providers and negotiate term sheets
Prepare quote matrices and present to the sponsor
Attend property site visits and discuss property features as needed
Work with the loan processor throughout the processing phase to obtain due diligence information and ensure a smooth application and closing
Review real estate documents including leases, loan documents, appraisals to determine areas of concern
Proactively communicate with the agent, loan processor, and sponsor to advance the transaction
Manage the pipeline to meet critical milestones and sponsor expectations
Maintain accurate and up-to-date information in the company database
Track multiple transactions to meet deadlines and report status
Collaborate with the Capital Markets Agent to achieve business goals
Take on special projects as needed
Program Commitment This role is structured as a minimum 24-month analyst program, designed to provide comprehensive training and hands-on experience in Capital Markets. Upon successful completion, Analysts are expected to transition into a production role, leveraging the skills and relationships developed during the program.
Requirements
Bachelor’s degree in Real Estate, Business, Finance, Accounting or related field
1-3 years of relevant experience
Active Real Estate License
Strong grasp of mathematics and ability to complete financial analysis and underwriting of investment real estate
Ability to understand complex financial modeling and communicate insights to clients and/or lenders
Strong interpersonal skills and ability to convey complex concepts in writing and speech
Ability to read and interpret real estate documents including contracts and leases
Self-starter on individual projects and a contributing team member
Highly adaptable and a clear-thinking problem solver
Experience with Microsoft Office, especially Excel
Familiarity with CRM systems
Argus experience is a plus
Salary Range – $65,000-$75,000
