Position: Assistant Property Manager Location: On-site, Full-time / Hourly Compensation: $20-22/hr Sign-On Bonus: $5,000 (50% paid at 90 days and 50% paid at 120 days) Summary: The Assistant Property Manager works collaboratively with the Property Manager to oversee day-to-day property management operations for a student housing apartment community and deliver a positive living and learning experience for residents. Duties And Responsibilities
Manage delinquent accounts and review, code, and record invoicing and payments. Respond to resident inquiries and complaints courteously and professionally. Assist with developing the annual property budget. Participate in recruitment, training, and coaching initiatives. Guide property tours and participate in leasing and marketing activities. Ensure the property meets budgetary requirements and expense targets. Assist with the monthly close process and end-of-month financial reporting. Provide support with rent collection and reporting initiatives for accounts receivable. Promptly respond to inbound leasing calls and process leases. Participate in oversight of the maintenance team, ensure curb appeal, and participate in quarterly inspections. Promptly and accurately apply fees to ledgers, assess fines for lease violations, and process evictions as needed. Performs other related duties as assigned by management. Essential Skills

Bachelor’s Degree in a related field is highly preferred. Minimum of 4 years of residential rental community experience. Strong computer literacy and advanced proficiency using MS Office. Previous experience utilizing property management software is preferred. Competencies
