Job Responsibilities Direct the community’s marketing, print and internet advertising, sales activities, leasing team, and other resources to achieve revenue, occupancy, resident retention, and leasing goals. Stay informed about current market and competitor conditions; develop and implement short- and long-term marketing plans and goals to sustain occupancy; implement pricing, concessions, and advertising strategies to boost traffic and leases. Develop print and internet advertising strategies; use technology to promote the community and communicate with prospects; generate sales and leasing reports using the Company’s property management software. Collaborate with the maintenance team to ensure the community’s appearance and safety; regularly inspect “ready” units for marketability and use merchandising techniques to promote apartments and the community. Participate in the leasing process by generating traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in procedures per policies and procedures. Review financial and operational reports to identify issues impacting leasing performance and present marketing and leasing results to clients, owners, and other managers. Oversee the lease renewal program, including resident communications and move-outs as necessary. Respond promptly to resident and client/owner concerns and document or convey requests to the appropriate parties. Supervise the leasing team through hiring, training, and performance management in line with company policies and values. Required Licenses Or Certifications Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions Incumbents must have a valid driver’s license to drive a golf cart on property. Physical Demands Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift, carry, or maneuver up to 25 pounds independently and 50 pounds with assistance. Occasional travel may be required to support other properties, training, or meetings. Flexible work schedule, including on-call during evenings, weekends, and holidays. Compensation The hourly range for this position is $22.00 - $24.00. Additional Compensation Corporate Positions: Eligible for quarterly or annual bonus programs based on performance. Onsite Property Positions: Eligible for weekly, monthly, and/or quarterly bonus programs. Robust Benefits Offered Competitive medical, dental, vision, and disability & life insurance benefits.
