Receives phone inquiries directing the call to the proper party or recording messages correctly Receives phone calls from prospective residents, obtains necessary information, quotes availability and prices, and encourages scheduling a visit to the property Mee ts with prospective residents, answers questions, conducts property and apartment tours (including upstairs and downstairs levels), obtains initial information, and reviews lease requirements with the prospect to solicit completion of an application Prepares and maintains a complete resident file system with all forms, records, leases, agreements, etc., keeping files current Records resident service requests accurately to assist the maintenance team in timely completion Schedules and inspects apartments for turnkey service Receives and acknowledges resident notices and prepares files Assists in lease renewal procedures: completes renewal printouts, submits to manager for approval, and sends renewal letters to unreachable residents Types new leases and applicable addendums Assembles move-in packages Keeps market survey of competitor rates up to date (at least monthly) and visits competitors three times annually Keeps all filing current Schedules guest apartment and clubhouse rentals Operates office alarm system in opening and closing the office Delivers thorough move-in presentations to new residents Calculates daily rent, prorata charges, late fees, and percentages Education And Experience
Excellent written and verbal communication skills for effective communication with residents, prospects, employees, peers, vendors, owners, etc. Computer software experience to include MS Word, MS Excel, MS Outlook, and OneSite Basic understanding of Federal, State and local Fair Housing laws License(s) or Certification(s) Preferred
