POSITION GOAL: The Chief Custodian will: provide leadership, management, and supervision of custodial staff to ensure a clean and sanitary building; complete minor, preventative maintenance of the school building and grounds; collaborate with school building leadership to maintain a safe, clean, and healthy environment for students, staff, and visitors. The Chief Custodian will also be responsible for performing the same basic job tasks as the staff that they supervise.
MINIMUM REQUIREMENTS: The requirements listed below are representative of the knowledge, skill, and/or ability required. High School Diploma or Equivalent preferred. The employee must occasionally lift and/or move up to fifty pounds. He/she must also be able to work in extreme temperatures and/or weather conditions. This job requires repetitive stooping, twisting, and bending Neat and clean appearance. Ability to communicate professionally and effectively with others. Willingness to accept additional responsibilities. Able to have a good relationship with adults and students. Good moral character, honest, dependable, and courteous. Ability to follow instructions and procedures; must possess quality of inquiring before taking action on items with which one is not familiar. Ability to read basic operating instructions, write reports and maintain records. Use of technology as it relates to the position (email, data management, ticket system, etc.) A valid driver's license is desirable. Acceptable Criminal Background Report and no entries on Child Abuse Registry Prefer six years of successful experience as a custodian fireman and/or chief custodian or the equivalent in custodial and/or maintenance supervisor experience in other institutions or firms. Must be able to work beyond regular hours when required to see that various activities and custodial assignments are properly managed.
ESSENTIAL DUTIES AND RESPONSIBILITIES: To perform this job successfully, an individual must be able to satisfactorily perform the essential duties and responsibilities related to the district. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. 1. Supervises all custodians assigned to the building. 2. Performs limited preventative maintenance and mechanical work as required. 3. Performs annual evaluations of all custodians in the building. 4. Assists in the hiring and dismissal of custodians under his/her supervision.
5. Maintains a written housecleaning and maintenance schedule. 6. Supervise the operation and maintenance of low-pressure boilers and chillers. 7. Makes inspections to ensure that housecleaning and maintenance schedules are performed on the day and night shifts. 8. Trains all new custodians under his/her supervision on tasks specific to the building. 9. Checks all fire and safety equipment in the school and submits reports to proper school officials. 10. Updates continuously his/her working knowledge of systems and equipment in the building. 11. Maintains records for preventative maintenance of motors, equipment, vehicle, and gasoline powered equipment. 12. Operates equipment as required, including snow removal and rounds equipment. 13. Responds to emergency requests at any time, such as snow removal, flooding conditions (burst pipe), etc. and performs necessary duties such as snow removal. 14. Supervises staff during emergencies such as snow removal, etc. 15. Has ultimate responsibility for school building on weekends and holidays with respect to the proper operation of mechanical equipment and security of the building. 16. Performs other management duties as assigned. 17. Must have good knowledge of mechanical systems. (building automation, Hot and chilled water systems, Pumps, etc.). 18. Must know where all shut off valves are located in the building. 19. Must check buildings on weekends and holidays throughout the heating season. 20. Keep an inventory of supplies, equipment, and fuel. 21. Regulates heat, ventilation, and air conditioning systems to provide temperatures appropriate to the season and to ensure economical usage of fuel, water, and electricity. 22. Must be able to read blueprints.
ESSENTIAL PERSONNEL: This position in the Colonial School District is considered an Essential Personnel position. Essential Personnel are required to be at work for emergencies during and outside of the scheduled workday, including weekends and holidays for duties including but not limited to: Snow removal Flooding in the building(s) Response to alarms Water damage after a storm
If, for some reason, the district closes or opens on an altered schedule, regardless of the message communicated by the district, you are expected to report to work on time or at the time stated by your supervisor.
PHYSICAL DEMANDS: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential duties and responsibilities of this job.
