Job Responsibilities

Performs all sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing. Inspects apartments prior to resident move-in and ensures they are in move-in ready condition; schedules any outstanding items to be addressed with the maintenance team. Stays informed about current market and competitor conditions; develops and implements short- and long-term marketing plans to sustain occupancy; follows policies related to concessions, specials, and other programs to boost occupancy. Designs and executes physical and digital marketing activities to drive traffic to the community, including resident referrals, employer outreach programs, internet marketing tools, coordinating social media content, flyering, and participating in local events and programs. Uses on-site property management software (Entrata) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture demographic information. Ensures that show units meet the Company’s standards by daily inspections, communicating maintenance needs, merchandising show units, and preparing the leasing office for daily activities. Follows up with prospects and new residents to ensure satisfaction, using emails, thank-you notes, or calls to finalize lease or renewal decisions. Supports the lease renewal program by preparing renewal letters and packages, meeting with renewing residents in advance of move-out dates, and ensuring renewal documents are signed and implemented on time. Responds quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems or document and convey requests. Required Licenses Or Certifications

Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions Incumbents must have a valid driver’s license to operate a golf cart on property. Compensation

The base pay range for this position is $22.00/hr - $24.00/hr. Additional Compensation

Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location. Corporate Positions: May be eligible to participate in a quarterly or annual bonus program based on individual and company performance. Onsite Property Positions: May be eligible to participate in weekly, monthly, and/or quarterly bonus programs. Benefits
