JOB SUMMARY
Nelson Development, a small but growing real estate developer and general contractor, is seeking a Construction Project Manager to lead and oversee projects from preconstruction through completion. The ideal candidate is detail-oriented, organized, and experienced in managing budgets, schedules, and subcontractors while maintaining strong communication with clients and team members. This role offers the opportunity to be directly involved in all aspects of development and construction within a collaborative, hands-on environment. ESSENTIAL JOB FUNCTIONS
Interact effectively with business development staff, field operations personnel, productivity and planning managers, and architects/owners, to achieve successful construction project objectives. Prepare schematic and component budgets to determine preliminary project budgets. Provide quantity estimates to produce accurate GMP and final cost for self-performed work. Initiate, administer and secure subcontractors bids to determine final projects subcontractors/suppliers. Manage final bid process to ensure completeness and accuracy of project plans and specifications. Coordinate and manage all administrative requirements/permits/pre-planning and post job review meetings/record keeping etc. necessary to ensure accordance with design, schedule and budget. Consult with general superintendents, field superintendents and field personnel regarding construction questions, changes orders, construction bulletins and supplemental instructions etc. and administer accurately and in a timely manner. Professionally represent the company, owners, and subcontractors. All other duties as assigned. JOB QUALIFICATIONS
Knowledge, Skills, Abilities Through knowledge of construction administration including concept, budget, GMP phase, final bid phase, project set-up, construction contract changes and final completion. Ability to react positively under pressure and time constraints. Demonstrated ability to maintain organization while managing multiple projects, and conflicting priorities. Ability to communicate clearly and concisely in written format and oral presentation Ability to work collaboratively with employees, suppliers, subcontractors, owners, architects, etc. Comprehensive knowledge of all applicable software programs. Education and/or Experience Four-year degree in civil engineering, construction management or related field and/or 5 years of related construction management experience. Relevant management experience in the construction industry required. Travel Expectations
Occasionally travel to project sites.
