Job Description The Maintenance & Facilities Director is responsible for leading all aspects of equipment maintenance, facilities management, and plant infrastructure for a 500,000+ sq. ft., unionized, heavy manufacturing facility. The operation includes a high‑volume foundry, CNC machining centers, industrial coating lines, and mechanical assembly, all supported by complex automation and control systems.

Duties and Responsibilities

Direct, mentor, and manage 5 maintenance supervisors and a unionized hourly workforce of approximately 50 Team Members.

Foster strong relationships with union leadership; uphold consistent and respectful interpretation of collective bargaining agreements.

Lead training and up‑skilling initiatives in areas such as PLC troubleshooting, robot programming, and electrical diagnostics.

Oversee the preventive and predictive maintenance of all foundry, machining, and facility systems.

Ensure uptime of critical assets including Allen‑Bradley PLCs (ControlLogix, CompactLogix, PanelView HMIs), Siemens automation systems and drives (TIA Portal, S7 PLCs), and FANUC robotic arms used in CNC loading, casting handling, or coating applications.

Drive effective troubleshooting and root cause analysis of equipment failures involving control systems, mechanical, hydraulic, and pneumatic components.

Leverage CMMS to ensure effective work planning, prioritization, and performance reporting.

Maintain performance and compliance of building systems including HVAC, electrical distribution, structural integrity, compressed air, and water treatment systems.

Manage outside contractors and vendors for facility projects, utilities maintenance, and specialized services.

Coordinate capital projects such as furnace rebuilds, CNC equipment installation, or robotic cell integration.

Develop and manage departmental budgets, capital planning, and spare parts inventory strategies.

Ensure major maintenance and facility improvement projects are delivered on‑time and within budget.

Promote a safety‑first culture and enforce safe work practices in all maintenance and facility‑related activities.

Ensure compliance with OSHA, EPA, NFPA, NEC, and other regulatory requirements.

Support facility inspections, permitting, and environmental controls (e.g., air emissions, dust collection systems).

Qualifications

Bachelor’s degree in Mechanical, Electrical, Industrial Engineering, or related technical field; equivalent hands‑on experience considered.

10+ years of maintenance/facility leadership in heavy manufacturing, with at least 5 years in a unionized setting.

Proven experience with Allen‑Bradley / Rockwell Automation systems (PLC programming, HMI diagnostics, Ethernet/IP networks).

Proven experience with Siemens S7/TIA Portal controls and motor drives.
