Facilities Planning and Management (FP&M) serves as the lead organization for planning, developing, and maintaining the campus' natural and built environments in support of the university’s mission. The department seeks to preserve and enhance CPP’s history, aesthetics, physical assets, and natural ecosystems through coordinated planning, design, and construction of buildings, roads, infrastructure, landscaping and other physical improvements. FPM strives to provide facilities that meet scope, budget, operational needs and functional requirements. FPM is comprised of approximately 200 facilities professionals (FTE) offering maintenance services including custodial services, landscaping, recycling, building and mechanical trades, energy and utility management, fleet and auto services. The staff includes licensed professionals and a diverse workforce. Duties and Responsibilities
In a team environment and under the general supervision of the Director of Operations and Maintenance and the Supervising Building Service Engineer, inspect, diagnose and repair/overhaul stationary equipment on campus, including systems involving natural gas, water, refrigerant, and air distribution. Perform preventative maintenance on boilers, chillers, cooling towers, pumps, fans, compressors, water treatment systems, controls, and all related equipment; inspect completed work for conformance with specifications and applicable codes and regulations. Maintain tools and equipment in good working order; maintain a safe, clean work environment; collaborate with trades workers to accomplish multi-trade work orders. Maintain and control campus HVAC systems using direct digital energy management systems, stand-alone building management controllers, time clocks and manual mechanical controls. Maintain control systems for ventilation distribution, including variable air volume controllers and independent building control systems (pneumatic, electric/electronic, or both). Inspect, maintain and operate controls for auxiliary equipment associated with environmentally controlled HVAC systems. Assist in redesign and installation of equipment, piping and instruments vital to utility/support systems campus-wide. Analyze system problems and implement corrections, using computer tools and field repairs as needed. Provide independent EMS support, including setup of hardware and workstations and upgrades as necessary. Maintain daily work order records of labor hours and material used, using manual or computerized systems. Make recommendations for operational improvements and assist in identifying O&M tasks (recurring, non-recurring and deferred). Respond to periodic calls for adjustments of air handling equipment to balance airflow, temperature and humidity for rooms or buildings. Test, adjust and calibrate control instruments to maintain proper environmental conditions and energy conservation. Conduct water chemical tests and treatment for campus cooling towers and chiller condensers. Provide support to inspect, troubleshoot, maintain and operate controls for auxiliary equipment involved in HVAC distribution as needed. Provide instruction and lead direction to unskilled and semi-skilled assistants when assigned. Qualifications
Valid California Driver’s License with insurance. Two or more years of journey-level experience in the HVAC trade, with operation, maintenance and repair of boiler, heating, ventilating, refrigeration and air conditioning equipment, or equivalent combination of formal coursework and hands-on experience. Section 608 Certification and EPA certification (as required by the EPA under the Clean Air Act for technicians handling refrigerants). Knowledge of high and low pressure boilers, heating, pneumatic, ventilating, air conditioning, refrigeration and related mechanical equipment; understanding of relevant safety codes and regulations; working knowledge of energy management systems. Abilities to install, operate and repair HVAC equipment; ability to read blueprints, plans, drawings and specifications; estimate costs and materials; maintain records; provide instruction to others; respond to emergencies; and perform arithmetic as required. Preferred Qualifications: Three or more years of journey-level experience in the HVAC trade. Ability to communicate clearly with staff, students and contractors; willingness to work overtime and on-call emergencies; strong planning and teamwork; professional conduct; initiative and adaptability; safety-mindedness.
