Senior Property Manager – KS Partners (Greater Boston) KS Partners is a privately held, vertically-integrated real estate investment and operating company with a portfolio of over 5 million square feet of commercial assets across the Northeast.

Position Overview:

KS Partners is seeking a Senior Property Manager to oversee key assets within our Greater Boston portfolio. This individual will play a critical role in ensuring operational excellence, maintaining strong tenant relationships, and driving asset performance. The role offers meaningful growth opportunities within a collaborative and entrepreneurial environment.

Compensation:

$110,000 - $130,000 per year

Key Responsibilities

Serve as primary point of contact for tenants, maintaining strong and proactive relationships.

Interpret lease documents and ensure compliance with lease obligations and landlord responsibilities.

Manage and resolve tenant service requests efficiently, oversee work‑order program and coordinate closely with engineering and facilities teams.

Maintain ongoing communication with tenants; document feedback and elevate key issues to senior management and leasing.

Implement tenant retention strategies, including appreciation events and engagement initiatives.

Assist with lease renewals, expansions, and landlord consents.

Stay abreast of industry best practices through active involvement in organizations such as BOMA and NAIOP.

Financial & Lease Management

Prepare and manage annual operating budgets, capital plans, and monthly variance reports.

Conduct quarterly reforecasts and produce asset performance summaries for senior leadership and JV partners (where applicable). Review and approve invoices, ensuring proper coding and alignment with budget.

Manage accounts receivable; follow up on delinquencies and oversee rent collection.

Support lease administration processes, including tenant billing, improvement reimbursements, and broker commission tracking.

Ensure data integrity in Yardi; maintain accurate stacking plans and vacancy reports.

Evaluate and negotiate service contracts to ensure competitive pricing and quality delivery.

Operations Oversight

Oversee day‑to‑day building operations, including janitorial, engineering, parking, waste management, sustainability, and security services.

Supervise onsite engineering and administrative personnel; provide coaching, performance reviews, and ongoing training.

Conduct regular property inspections to ensure cleanliness, functionality, and readiness for tenant tours.

Manage vendor relationships, develop scope of work documents, solicit bids, and monitor service level compliance.

Oversee capital improvement and tenant build‑out projects, ensuring on‑time, on‑budget delivery.

Monitor utility usage with an eye toward sustainability and cost‑efficiency; ensure proper utility recovery from tenants.

Lead emergency preparedness efforts, including tenant communications, drills, and compliance with local life safety regulations.

Qualifications

Minimum of 7 years of experience in commercial property management.

Demonstrated ability to deliver best‑in‑class property operations, including a solid understanding of building systems (MEP, HVAC, life safety, etc.).

Strong leadership and interpersonal skills; capable of engaging effectively with tenants, service providers, and team members.

Proven ability to prioritize and manage multiple projects independently, with an ownership mentality and entrepreneurial mindset.

Excellent problem‑solving skills and effective written and verbal communication.

Proficiency in Yardi and Microsoft Excel; familiarity with other property management and reporting tools is a plus.
