National Leader In Real Estate Development – Director of Preconstruction (Los Angeles, CA)
Salary: $160,000 – $220,000 per year
Responsibilities
Lead the preconstruction department, managing estimators, preconstruction managers, and analytics staff.
Oversee conceptual estimating, budget development, value‑engineering, constructability reviews, and design‑phase cost control.
Partner with development and operations leadership to evaluate land/prospects, define strategy, and develop pursuit plans.
Serve as a key stakeholder in bid evaluations, subcontractor negotiations, and GMP preparation.
Implement and optimize preconstruction systems, workflows, software tools, and best practices.
Foster relationships with design teams, owners, and market partners.
Ensure preconstruction efforts align with project schedules, cost targets, and quality goals.
Qualities and Experience
Bachelor’s degree in Construction Management, Engineering, Architecture or related (Master’s preferred).
12+ years of progressive preconstruction/estimating experience on large‑scale industrial, logistics, or flexible workspace projects.
Demonstrated leadership of preconstruction teams with proven metrics (cost accuracy, value‑engineering outcomes, risk mitigation).
Deep knowledge of delivery methods such as CMAR, Design‑Build, and Owner‑Model.
Expertise with estimating platforms, BIM coordination, conceptual cost modeling, and software such as Bluebeam, Revit, WinEst, Procore.
Strong business acumen, strategic mindset, excellent communication and negotiation skills.
Willingness to be based in Southern California with travel as required.
