Perform various maintenance duties for residential units, including basic plumbing, electrical work, painting, appliance repairs, cleaning units and grounds, and preparing new occupancies. Provide exceptional service while assessing and repairing the property.
Responsibilities
Perform basic electrical repairs on appliances, fixtures, switches, outlets, circuits, and light plumbing such as clearing stoppages and replacing fittings.
Carpentry work: fit doors, fit windows, replace and build shelves, sand and refinishing floors, and perform interior and exterior painting.
Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks.
Assist in custodial and grounds work, including sweeping, mopping, vacuuming, emptying trash, and cleaning windows in common areas.
Respond to work orders, resident requests, and concerns promptly and professionally.
Assist with apartment move‑in and move‑out inspections and help the Maintenance Manager or Community Manager schedule annual apartment inspections. Complete the make‑ready process of vacant apartments as directed.
Maintain knowledge of water and gas meter cut‑offs, all apartment and fixture cut‑offs, sewer clean‑outs, and post‑map of systems.
Keep accurate records of preventive maintenance, work orders, apartment refurbishing, annual inspections, inventories, purchase orders, and scheduled maintenance per manufacturer manuals.
Report any maintenance or resident concerns to management in a timely manner.
Periodically inspect all units, buildings, and common areas, performing repairs and janitorial assistance as needed. Ensure storage areas and entrances are locked and well lit.
Attend and participate in training seminars as requested. Operate within OSHA standards and company safety policies and procedures at all times.
Ensure professional interactions with residents, contractors, and the property management team on all maintenance services provided.
Track stock control and utilization of maintenance materials when required.
Perform other duties as assigned.
Physical Demands
Occasional standing, walking, and sitting.
Lifting, carrying, pushing, and pulling up to 30 lbs.
Twisting, stooping, kneeling, crouching, and crawling as needed.
Operating vehicles and equipment, including driving and operating controls.
Typical office work such as computer use and documentation.
Qualifications
Required Experience:
Minimum 1 year of maintenance work or related field.
Required Education/Training:
High School Diploma; training or experience in carpentry, light plumbing, light electrical, painting, refurbishing, cleaning, and air‑conditioning. Valid Driver’s License and acceptable driving record may be required.
Required Skills & Abilities:
Ability to work across repair, janitorial, custodial, gardening, and painting tasks; personable, trustworthy, safety conscious; proficient in reading and following written instructions in English.
Working Conditions
Exposure to dust, fumes, solvents, variable lighting, and noise.
Work schedules may include evenings, weekends, holidays, and on‑call shifts for emergencies or scheduled maintenance.
Salary Range $20.00‑$22.00 per hour. Base salary determined by location and experience.
