Principal Job Duties
Maintain the day‑to‑day operations and assume responsibility for the physical asset of the property under the direction of the Maintenance Supervisor, Facilities Manager, and/or General Manager.
Monitor and maintain HVAC systems with basic repair and planned maintenance.
Complete all work orders assigned through Computerized Maintenance Management System (CMMS) – Building Engines/Net Facilities – including interior/exterior painting, minor carpentry, plumbing, electrical, lighting, floor repair, pothole repair, snow and ice removal, and other assorted repairs and inspections in a timely manner.
Provide support for property activities, including set up and take down for special events.
Keep records on maintenance programs, specific work projects and general activities in the center.
Perform all assigned work to maintain a safe, clean, and unobstructed work environment for tenants, customers, and vendors.
Promote principles of the SEE Centennial program focusing on Sustainability, Energy Efficiency, and Environmental strategies.
Assist the Facilities Manager and/or General Manager in achieving property goals and annual budget requirements.
Create a personal action plan with your immediate supervisor to increase knowledge in technical skills, communications, or certifications related to the current job assignments or future career path.
Other duties as assigned.
Additional Responsibilities
Operate, maintain, and perform minor repair of backup generator and/or life safety generator, including fuel oil systems, pumps, valves, lines, and controls.
Operate, maintain, and perform minor repair of plumbing, roofing, furniture, HVAC, and lighting (interior/exterior) to keep building systems up to applicable standards.
Track lifespan of equipment and record during weekly, monthly, and quarterly Preventative Maintenance Checks (PMs).
Assist Facilities team with testing of emergency systems & situations (e.g., fire alarms, chemical spills, hazardous conditions) and take appropriate actions.
Maintain operator’s licenses for all property maintenance equipment including scissor and boom lifts, forklift, and golf carts to ensure compliance with state and local laws.
Assist with safe operations of the facility in accordance with all applicable government and regulatory requirements.
Requirements
High school diploma required; vocational degree and/or certification in HVAC, construction trades, or building maintenance desired.
Minimum of 1–3 years’ experience as a Maintenance Technician or equivalent experience.
Excellent communication skills, positive approach to job, and ability to handle multiple tasks.
Proficiency in MS Office programs (Outlook, Word, Excel).
Experience with Computerized Maintenance Management Software.
Must be able and willing to work varying schedules, which may include nights, weekends, and public holidays.
Physical Demands
Occasional lifting or moving of up to 50 lbs.
Regular standing, walking, using hands to finger, handle, or feel; reaching with hands and arms; talking and hearing.
Occasional climbing or balancing; stooping, kneeling, crouching, or crawling; tasting or smelling as required.
Visual acuity to operate motor vehicles or heavy equipment and to make general observations of facilities or structures.
Close visual acuity required to perform activities such as preparing and analyzing data and figures; transcribing; viewing a computer terminal and extensive reading.
Ability to work indoors and outdoors; varying working conditions expected.
Always wearing required Personal Protective Equipment in the proper manner.
Work Arrangement This position is 100% in‑office. The role requires working in office during standard business hours. Remote work or telecommuting is not an option for this position.
