Residential Construction Project Manager / Superintendent at Nelson Exteriors. You will interact with customers daily to manage their expectations and ensure a smooth renovation while upholding our motto: Love the Way your Home Looks. The Project Manager is the key to Nelson Exteriors' success. You will spend the majority of your time in the field (outside) managing each project's progress and crews (both our crews and the subcontractors). You\'ll be responsible for ensuring each project is completed on time, within the predetermined budget, and to the homeowner\'s delight. Responsibilities
Schedule Nelson Exteriors crews and subcontractors for projects you oversee Organize company and subcontractor materials for your projects Oversee daily progress of assigned active projects Ensure assigned projects are completed on time and within budget Manage customer expectations Ensure crew members are professional and polite Manage payroll for each project\'s crew Communicate regularly with all involved parties on project progress Answer all customer questions and ensure their satisfaction Ideal candidates

In the first 30–60 days and ongoing Meet and establish relationships with the Leadership Team, Job Coordinator, Accounting Manager, Operations Manager, fellow Project Managers, subcontractors, and vendors. Learn Nelson Exteriors\' scheduling and budgeting policies, procedures, and software. Gain knowledge of the various types of projects Nelson Exteriors specializes in: siding, roofing, windows and door installation, painting, gutters, and decks. Learn how to successfully manage a customer\'s project to ensure they love the way their home looks and they feel they received 5-star service. Understand all applicable building permit requirements, safety regulations, and EPA requirements. Make sure you understand all safety procedures and ensure all workers follow them. Understand how your supervisor will measure your success and determine the best ways to communicate with the leadership team to gain feedback. By the 60-Day mark, you should have a basic foundation of how to address the most common issues that arise on site with customers, crews, subcontractors, and vendors. When there are gaps in your knowledge, you will know how to research and who to turn to in order to find answers to new questions so you can serve customers better. Within the 3rd month and ongoing
After familiarizing yourself with Nelson Exteriors policies and procedures, identify any areas of potential improvement, and discuss with your crews. Educate yourself on contingency plans due to weather, emergencies, accidents, or any delay in a customer\'s project. Show more accuracy in scheduling work crews and ensuring projects are completed on time and within budget. Begin maintaining an average gross profit margin on all jobs of 40 percent or higher. Attain at least $300,000 of your annual revenue goal of $1.25 million. Within the 6th month and ongoing
Be able to address the majority of customers\' questions and manage their expectations realistically. Efficiently manage project schedule. Accurately manage payroll for each project\'s crew. Successfully track and manage all materials used on each project. Make suggestions on areas of improvement to the leadership team. Achieve independence in the Project Manager role and be a valued team member. You show good judgment and are caring and empathetic when dealing with customers. Reach at least $625,000 of your annual production revenue goal of $1.25 million. 12th month and ongoing
Oversee crews, subcontractors, materials and projects with almost complete autonomy. Make decisions regarding project and scheduling changes independently. Update all customers with schedule changes. Schedule and conduct final customer walk-through to ensure full satisfaction. Fully maintain 40 percent gross profit margin on all projects. Reach your annual goal of $1.25 million in production revenue. Education, Skills & Experience
Minimum of two years of varied construction experience is required. Knowledge of paint and siding products and their application (not just hands-on experience) is required. Broad understanding of quality craftsmanship and safe construction practices is required. Maintaining a clean driving record is required. Familiarity with Jobnimbus is preferred. Strong communication and problem-solving skills are preferred. Attention to detail with a keen eye for quality is preferred. Natural leader who will take ownership of projects is a plus.
