Schedule Monday through Friday 8:00 AM - 5:00 PM

Reviews and decisions all mortgage loan application requests for members according to Credit Union, secondary market, private investor, government sponsored enterprise and private mortgage insurance guidelines. Monitors product and policy changes from secondary market investor, and private and government insurer, and assists with development of necessary changes to Credit Union policies and procedures.

Responsibilities

Underwrites loan files by analyzing and evaluating income, assets, liabilities, and property, while maintaining designated time frames determined by management.

Assesses risk of a mortgage loan and makes approval or decline decisions based on quality of data in loan file. Considers compensating factors if outside of guidelines to approve loans under qualifying exceptions.

Reviews loan files for data integrity and validates accuracy of automated underwriting findings.

Reviews self-employed, corporate, and partnership tax returns, profit and loss statements, and financial statements to ascertain qualifying borrower’s income.

Reviews sales contracts for Credit Union, private mortgage insurance, and investor eligibility requirements, in addition to concessions, addendums, and closing costs that may affect loan decision.

Determines and enters all required conditions in loan origination system on each loan decisioned to ensure guidelines and conditions are met prior to closing.

Selects and enters accurate denial reasons and/or counteroffer in loan origination system to ensure correct denial document is produced.

Reviews property appraisals for accuracy and acceptability pursuant to Credit Union or investor guidelines. Determines denial reasons or provides counteroffer, if applicable.

Maintains an acceptable loan delinquency ratio as determined by management.

May assist Mortgage Loan Consultants in understanding all residential mortgage compliance regulations and underwriting guidelines.

May review conditions submitted for Underwriting Final Approval within a 24 hour timeframe.

May act as liaison between the Credit Union and county Down Payment Assistance programs. Coordinates Credit Union applications with county organizations to obtain Credit Union’s approval to participate in their Down Payment Assistance (DPA) programs. Coordinates training activities required to maintain the Credit Union's approval and good standing with county DPA Programs. Underwrites all county DPA mortgage applications submitted for decisions. Works closely with mortgage processing team to ensure county DPA mortgage applications are processed according to county DPA guidelines. May represent the Credit Union at Affordable Housing based community events.

Maintains knowledge and understanding of current trends, laws, and issues affecting area of expertise. Attends educational events that will increase professional knowledge and be otherwise beneficial to the Credit Union. Completes annual BSA/AML Compliance Training and understands employee’s role in maintaining an effective BSA/AML compliance program, and completes FACT Act Red Flag training.

Qualifications

Bachelors degree in business administration, finance, or a related field. (A comparable combination of work experience and training may be substituted for education requirements.)

3 or more years’ progressively responsible experience in mortgage lending, to include previous experience as mortgage loan officer, delegated processor, or underwriter. Previous Fannie Mae/PMI underwriting experience required.

Holds a moderate level of independent lending authority.

Able to prioritize tasks, deal effectively with competing and changing priorities, and meet deadlines. Accurate, detail-oriented, and organized. Able to analyze and resolve difficult problems and situations.

Good knowledge and understanding of regulatory compliance necessary to successfully perform job responsibilities.

Good verbal and written communication skills and interpersonal skills in order to interact professionally and effectively with members, staff, vendors, and government regulators. Able to influence others through explanation of fact, policies, and practices.

Works independently with general supervision.

Safe Act Statement This position requires the employee to register as a mortgage loan originator with the Nationwide Mortgage Licensing System and Registry (NMLS) and obtain a unique identifier from the Registry before engaging in mortgage loan originator activities, to maintain and renew that registration on an annual basis, to update registration information with the Registry on a timely basis, and to provide that unique identifier to consumers as required by applicable SAFE Act regulations and Suncoast Credit Union policies and procedures.
