What's the Opportunity?
RBC Capital Markets is the global investment banking arm of the Royal Bank of Canada (RBC). The real estate analyst position focuses on modeling and underwriting multifamily real estate transactions that generate investment tax credits. This position will assist in the pricing of transactions, preparing the financial model, analyzing potential risk and bidding transactions. In addition, the real estate analyst will assist in the closing of primarily multifamily investments, preparing sales and underwriting materials and evaluating due diligence. RBC Community Investments is a leading national syndicator of real estate tax credit investments, including affordable housing and historic rehabilitations. What will you do?
Financial modeling, structuring and underwriting of multifamily real estate transactions with tax credits.
Initial deal screening includes thoughtful and thorough review and analysis of proposed investment opportunities, and structuring and market analysis.
Prepare and review materials for Issuance meeting, including sensitivities, and provide support to Originators during the meeting with regards to underwriting and financial modeling.
Prepare investment bids based on financial model and pricing guidance for review by internal staff.
Structure transactions to RBC standards and proactively identify and mitigate risks up-front with oversight from Director-Financial Management and Director-Underwriting.
Perform detailed analysis on all underwriting elements of a transaction during the closing process, including but not limited to, Market Analysis, Expense Comparable Analysis, and Modeling Sensitivities.
Support Investment Managers with site analysis and partnership negotiations.
Prepare and review Investment Summary and all other materials needed for Investment Committee, including: Identification and Disclosure of all Investment Highlights and Risks, Market Study Analysis, RBC Underwriting Guidelines documentation, Financing Terms and Guarantees.
Responsibility for preparation and presentation of rent and expense underwriting meeting materials and follow up on outstanding questions.
In conjunction with diligence staff, prepare and submit all documentation required to ensure timely and efficient closing and funding at the lower tier.
Review of 3rd party reports and loan documents.
Proactively identify operational risks/ control deficiencies in the business.
Review and comply with Firm Policies applicable to your business activities.
Escalate operational risk loss events, control deficiencies and risks that you identify to your line manager and the relevant risk and control functions on a timely basis.
Qualifications
Basic Qualifications (Legislative Requirement)
Candidate must possess a Bachelor’s Degree, preferably in Finance, Accounting, or Real Estate.
Other Required Qualifications:
A strong interest in real estate investment and/or affordable housing, and excellent quantitative and analytical skills are essential.
Proficiency in MS-Office applications is required.
Suggested Qualifications:
Previous experience in financial modeling or real estate finance.
