Overview The Associate plays a pivotal role in assisting our clients in addressing their operational challenges and driving transformative changes across a portfolio of corporate investments in real‑estate related businesses. The Associate will support Bellwether’s platform providing exposure across asset classes, financial modeling, fund‑level reporting, and underwriting of equity investments. They also have the opportunity to gain invaluable experience by working independently to build internal capabilities and processes for the team.
Key Responsibilities
Assist in the proactive monitoring and management of a portfolio of real‑estate related corporate investments;
Develop and maintain detailed asset‑level cash flow reforecasting models;
Guide analysts in the maintenance of detailed asset‑ and portfolio‑reporting models to monitor the performance of investments at the investment level;
Conduct research and data analysis to gather insights and support strategic decision‑making;
Assist in the development and implementation of operational improvement initiatives at the portfolio company level;
Liaison with operating partners and leading members of the Investment Teams to review business plan execution;
Demonstrate strong leadership abilities and effective management skills, with a desire to manage, mentor and develop team members.
Professional Experience
A minimum of 2 years of relevant work experience, preferably in investment banking or corporate M&A fields;
Strategy, restructuring or M&A experience preferred; client‑facing experience preferred;
Proficiency in Microsoft Office suite and other relevant software.
Education/Certification
Bachelor's degree required, preferably in a relevant field (e.g. business, economics, finance).
Essential Skills & Competencies
Development and analysis of real‑estate based financial models with a focus on multifamily, office and industrial assets.
Ability to build out a complex financial model from scratch including waterfalls and various debt structures.
Ability to read and analyze investment, lease and management agreements.
Initiative & Dependability: ability to perform responsibilities independently and proactively, solve problems and improve processes and/or services.
Communication: excellent verbal and written communication skills; strong listening and interpersonal skills.
Professionalism & Teamwork: acts with honesty and integrity and maintains confidentiality, adheres to company policies, promotes a collaborative and productive work environment.
Leadership & Management: ability to supervise and direct people and/or resources, motivate people, prioritize operations and build relationships.
Travel Requirements
Local and/or nationwide travel to assets and client sites may be required as needed, approximately 1–2 times per month depending on investment list.
