This role manages and protects SDGE\'s operational land rights — including easements, licenses, franchise and joint use agreements — by interpreting and summarizing real property rights that enable the operation, maintenance, and access to facilities such as transmission lines, poles, transformers, and underground infrastructure. It involves reviewing and analyzing legal documents (easement agreements, grant deeds, franchise agreements), maps, surveys, construction plans, and other records to define property rights and boundaries and assess potential impacts of proposed improvements or encroachments. The position negotiates with private developers and governmental agencies to resolve complex land use issues, prepares exhibits and legal descriptions for joint use and encroachment authorizations, and responds to inquiries regarding easement language and rights. It also includes monitoring land rights to prevent violations, and evaluating the feasibility of quitclaims and encumbrances under regulatory laws such as Public Utilities Code Section 851. Collaboration is key, with close coordination across internal departments including Engineering, Environmental, Transmission Construction and Maintenance, Project Management, Legal, Public Relations, and others. Duties and Responsibilities

Protection of company land rights for both transmission and distribution systems. Respond to customer inquiries regarding easements, encroachments, trash, vegetation, and access. Preparation of documents to protect and preserve land rights. Protects company land rights and access in the field as necessary. Review plans of projects that may encroach on easement or fee property rights. Provide support for SDGE capital projects. Performs other duties as assigned (no more than 5% of duties). Qualifications

Required Qualifications: 2+ Related experience. A valid California driver\'s license. Must have knowledge of real estate principles, easement rights, related legal practices and procedures and survey/mapping normally acquired through college level courses. Required Experience involving any combination of the following: management of distribution and transmission land rights, fee purchase, lease or license management, title examination, survey or legal description writing, gas or electric planning or engineering. Required Must have excellent customer service skills. Must have knowledge of real estate statutes, rules, civil codes and local government regulations pertaining to the acquisition or management of rights-of-way, licenses, permits and other land rights normally acquired through college-level classes. Requires the ability to use GIS, GFMS, CISCO, EB Spescom, Outlook, Excel, Word, Access and PowerPoint. Strong analytical ability and good judgment based on experience is required to determine various uses and level of risk the utility should undertake. Customer service skills are essential. Ability to draft business letters and related documents is essential. Preferred Qualifications: Bachelor\'s Degree Experience in R/W management techniques and methods.
