POSITION SUMMARY The Investment Team seeks to invest in office, retail, and residential assets and pursue equity, preferred equity, mezzanine, and distressed debt opportunities. The Investment Analyst position is integral to all phases of the investment process, with primary focus on financial analysis, transaction support, team organization and logistics, and to provide support over time in underwriting, due diligence, and asset management.
RESPONSIBILITIES
Support the transactions process: maintain transactions pipeline, coordinate and participate in property tours, download deal data rooms, coordinate access, and save data room files to SharePoint, support review and execution of NDAs for new transactions with legal team, upload files to disposition data rooms and coordinate access, and support due diligence process and ensure information flows are coordinated across internal and external parties.
Team organization and logistics: prepare agendas, presentation materials, and investment memoranda, create and modify Word and PowerPoint presentations, distribute materials to internal committees, coordinate and track meeting follow-up and meetings with brokers and advisors, maintain and record files for the Investment department and share information with other departments, take meeting minutes.
Analyze investments to the highest institutional standard: analyze and synthesize market information to inform underwriting assumptions including leasing, development pipeline, financing, transaction, and capital raising activity; organize and participate in market diligence trips, competing property tours, and onsite inspections; understand and communicate the physical characteristics of properties and the related competitive advantages and disadvantages; prepare efficient investment memoranda for the ESRT Investment Committee and participate in discussion; create property and portfolio financial models that isolate variables and consider various outcomes; analyze property and portfolio level data to inform underwriting assumptions including rent rolls, leases, historical cash flows, expense items, capital investment, and financing options; collaborate with other departments to provide critical inputs for underwriting model.
Assist with key asset management initiatives: participate in and provide support for the ongoing asset management of each investment; develop a working knowledge of leases, loan documents, partnership agreements, and other agreements to assist with general responsibilities.
Contribute to investment strategy: analyze data sets and identify industry trends that support new investment themes; build proprietary databases that support sourcing initiatives; analyze historical portfolio performance.
Act as a culture carrier and exemplify the guiding principles of ESRT: service-oriented and a brand ambassador; strong communicator; team player.

REQUIRED SKILLS / ABILITIES

Team calendar management and the ability to interface with other colleagues, departments, and administrative assistants.
Good judgment and ability to act decisively in situations requiring quick but thorough analysis and decision-making, with appropriate escalation when needed.
Active collaborator that thrives in a transparent and communicative setting.
Domain knowledge of New York and the greater metropolitan area is preferred but not required.
Familiarity with ARGUS and proficiency in Microsoft Office Suite.
Entrepreneurial spirit and excitement about building a business.
EDUCATION & EXPERIENCE
College degree in Business Administration, Real Estate, Finance, or related field.

Prolonged periods of sitting at a desk and working on a computer.

$100,000 - $110,000 a year
Salary is based on several factors including but not limited to education, work experience, job location, size of property where applicable, and/or certifications. In addition to your base salary, ESRT provides discretionary annual bonuses.
