Performs all sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth move-in and lease signing.
Inspects apartments prior to resident move-in and ensures move-in ready condition; coordinates any outstanding items with maintenance.
Stays informed about current market conditions; develops and implements marketing plans to sustain occupancy; follows policies related to concessions and programs to boost occupancy.
Designs and executes marketing activities to create and drive traffic, including resident referral and employer outreach programs, and online marketing tools.
Uses on-site property management software (OneSite, Yardi, etc.) to track availability, record activity, manage data, and capture resident information.
Ensures show units meet company standards by inspecting marketing areas, communicating needs to maintenance, and preparing the leasing office for daily activities.
Follows up with prospects and new residents to ensure satisfaction and finalize lease decisions or renewals.
Supports lease renewal program by preparing renewal letters and packages, and contacting renewing residents in advance of move-out dates.
Responds quickly and courteously to resident and owner concerns and documents requests as needed.
Required Licenses Or Certifications
Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions
Incumbents must have valid driver’s license to operate a golf cart on property.
Physical Demands
Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).
Push, pull, lift, carry, or maneuver up to 25 pounds independently and 50 pounds with assistance.
Travel may be required to assist other properties, attend training, or participate in meetings.
Maintain a flexible work schedule, including availability for evenings, weekends, and holidays.

Additional Compensation
Many factors determine pay within the posted range, including business requirements, experience, skills, and location.
Corporate positions may include quarterly or annual bonus programs based on performance.
Onsite property positions may include weekly, monthly, and/or quarterly bonus programs.
