Overview

Oversees and/or performs routine, preventive, and maintenance on building systems at Kaiser Permanente facilities and provides an environment that is safe for members and staff. This position supports compliance with Kaiser Permanente's Code of Conduct, laws and regulations, accreditation and licensure requirements, and Kaiser Permanente's policies and procedures. It is accountable for demonstrating service behaviors and principles defined by the Kaiser Permanente Service Quality Credo and the KP Mission, as well as specific departmental initiatives. It also demonstrates the knowledge, skills, abilities, and behaviors necessary to provide superior and culturally sensitive service to members, purchasers, contracted providers and vendors. Essential Responsibilities

Performs routine maintenance and repair in facilities including HVAC, electrical, plumbing, and mechanical systems in accordance with Regional Facility Standards, State, and Federal life safety codes. Basic computer skills, to include, at least, Windows, Excel and Word. Performs maintenance and repairs at assigned facilities as directed by a Maintenance Supervisor. Assures proper operation of building systems, to maximize equipment reliability and energy efficiency, and performs, plumbing, carpentry, and minor electrical work. Works independently to troubleshoot building systems problems and necessary action; when difficulties occur, requests assistance from Facility Engineer II. Performs all Environmental and Safety tasks in accordance with applicable Occupational Safety and Health and Environmental Regulations. Operates facilities in accordance with Local, State, and Federal EHS Regulations as well as best management practices and procedures. Documents steps or measures taken in performing tasks in accordance to EHS Regulations. Participates in the EHS assessment process and performs the necessary tasks or operations to achieve compliance with assessment recommendations. Serves as liaison/contact person for outside contractors and vendors. Insures the upkeep of building grounds and reports observations of any condition that needs attention around the exterior of the buildings, including parking lots and garages. Understands the Theory of Operation of BAS and the specific sequence of operations of the systems in each building where assigned. Responds to facility problems during working hours and while on call. Assists and serves as backup to Facility Engineer, II. Maintains complete and accurate building equipment inventory. Monitors and follows-up on preventive maintenance vendors. Performs other duties within their field as assigned by immediate supervisor. Basic Qualifications

Minimum five (5) years of experience in the maintenance and repair of building systems in medical or industrial facilities, including: Three years of HVAC experience, including working with chillers (air and water cooled), package units, direct expansion, split systems, and variable refrigeration systems. Two years of experience working with and maintaining boilers or similar equipment. Education

High School Diploma or equivalent combination of education, training, and experience is required. License, Certification, Registration

Stationary Engineering License - Grade 3 (Maryland) within 12 months of hire OR Class 3 - Steam and Hot Water Heating Boiler Engineer License (District of Columbia) within 12 months of hire Drivers License (where applicable) Universal Chlorofluorocarbons Certificate Additional Requirements

Ability to read blueprints and electrical schematics is required. Experience in mechanical and electrical systems is required. Familiarity with life safety codes, NEC, OSHA, NFPA, ASME boiler codes, and regulations for ambulatory health care is required. Minimum Requirement - Essential (Physical) Functions (bending, lifting, mobility): Lift 50 lbs.
