The Division Vice President of Operations is a key leader who drives operational excellence, develops and inspires talent, and ensures the profitability and success of stores within their division. The Division Vice President is a vital member of CubeSmart’s Operations leadership team and reports to a Senior Divisional Vice President.

Responsibilities Leadership & People Development

Build, lead, and inspire a high-performing team of District Managers and Operations professionals.

Play a hands-on role in hiring, onboarding, coaching, and providing ongoing development opportunities.

Assess skills and talent regularly to ensure teammates have the tools, knowledge, and capacity to succeed.

Identify and prepare future leaders, supporting CubeSmart’s commitment to career advancement at every level.

Create an engaging and inclusive environment where teammates are motivated to deliver their best work.

Communicate a clear and inspiring vision that aligns the division with CubeSmart’s culture and strategy.

Serve as a present, vocal, and accessible leader—actively participating in team calls, meetings, and divisional/national operations gatherings.

Operational Excellence

Be an expert in self-storage, along with CubeSmart culture, processes, and operational standards.

Champion best practices, ensuring alignment with company goals and flawless execution of operational plans.

Conduct regular store visits to uphold standards and reinforce CubeSmart’s high operating standards.

Build strong cross-functional relationships to drive collaboration and ensure seamless operational execution.

Cultivate a culture where attention to detail, accountability, and operational excellence are non-negotiable.

Strategic Leadership

Serve as a member of the Operations leadership team, partnering with peers and the Senior Divisional Vice President to advance company-wide strategies.

Provide timely insights into market trends, competitive landscape, and divisional performance to inform business decisions.

Contribute to the development and implementation of operational policies, guidelines, and company-wide initiatives.

Act as a subject matter expert in divisional operations including financial performance, revenue management, marketing, facilities, and human resources.

Model CubeSmart’s culture of genuine care and service first philosophy in every decision and action.

Financial Leadership

Analyze financial and operational performance to identify opportunities, manage risk, and drive sustainable growth.

Develop and manage divisional budgets, ensuring disciplined expense control and operational efficiency.

Provide regular performance updates to senior leadership and proactively manage key financial levers, including payroll, repair and maintenance, and capital expenditures.

Stakeholder Engagement

Deliver unparalleled service to both internal and external customers through proactive communication and responsive problem-solving.

Build trusted relationships with teammates, cross-functional partners, and Third-Party Owners to strengthen collaboration and operational effectiveness.

Act as an ambassador for CubeSmart’s culture and values, consistently modeling integrity, accountability, and genuine care.

Qualifications Education & Experience

Bachelor’s degree, or equivalent combination of education and experience.

10+ years of multi-unit property/operations management experience in retail or service industries.

Prior experience leading multi-unit leaders with a proven track record of growing and developing talent.

Proven track record of leading diverse, high-growth markets with operational complexity.

Self-storage experience required.

Business acumen with expertise in budgeting, forecasting, and strategic decision-making.
