Position: Project Manager (Scheduler)

Work location: San Francisco, CA

Wage: $187,720 - $200,000 per year*

Job Duties Plan, direct, or coordinate, usually through subordinate supervisory personnel, activities concerned with the construction of structures, facilities, and systems. Participate in the conceptual development of a construction project and oversee its organization, scheduling, budgeting, and implementation.

Facilitate collaborative planning sessions with DPR project team, subcontractors, designers, and stakeholders to get input for sequencing, manpower and durations, as it relates to overall project milestones. Help teams manage preconstruction planning, design development, bid / buy‑out, long‑lead procurement items, construction sequences, startup, testing & commissioning. Develop contract (baseline) schedule and maintain contract schedule updates with project teams. Support resource loading, crew logic, cost loading, & variance report as required. Guide teams with vertical alignment between the P6 schedule and any outside form of detailed tracking such as procurement logs or level 4 & 5 commitment‑based construction tools. Coordinate with and include subcontractor schedule input and perspectives when applicable. Integrate the schedule and BIM model using 4D tools. Provide risk management input on key construction project schedule milestones. Alert entire project team, including owner, to potential problem areas or deviations from the plan. Assist in development of recovery plans, mitigation options, or delay analysis. Create variance reports, graphics, and narratives to highlight issues or conflicts. Create visual references/diagrams/graphics using schedule data to further describe the project plan, current status, and upcoming scopes of work. Leverage knowledge of CPM, LBMS and Takt scheduling theory, level of detail, and execution to assist project teams. Grow team member capacity for planning & scheduling best practices. Motivate and build trust among project teams during planning sessions.

Must be available to work on projects at various, unanticipated sites throughout the United States. Telecommuting is permitted.

Minimum Requirements Master’s degree in Construction Management, Civil Engineering, or related field and 4 years of experience in the job offered or in a construction scheduler/engineering‑related occupation. Must be available to work on projects at various, unanticipated sites throughout the United States. Telecommuting is permitted.

Special Requirements Position requires at least 4 years of experience in each of the following skills:

Work with the project team to develop schedules for the work, construction execution plans, and workflows using Primavera P6, Smartsheet, Acumen Fuse, LEAN Project Management, and other planning software.

Manage project schedules for the work, construction execution plans, and workflows using Primavera P6, Smartsheet, Acumen Fuse, LEAN Project Management, and other planning software.

Perform delay analysis using different schedule methodologies including but not limited to Time Impact Analysis, Claim Digger, Window Analysis, As Planned vs. As Built Analysis.

Implement Last Planner System, conduct pull planning sessions for weekly work plans using tools like Smartsheet, etc.

Work with project leadership to develop recovery plans, mitigation options, and delay analysis.

Create variance reports, graphics, and narratives to highlight issues or conflicts.

Develop visual plans and 4D schedules working with Virtual Design Teams using knowledge of virtual modeling and project scheduling.

Conduct training sessions to train project teams on construction project scheduling & planning best practices.

Evaluate contractor and subcontractor progress schedules using construction knowledge and field verification of as-built conditions.
