Lease Accountant Dallas, TX – hybrid, 4 days onsite (work from home first and last part of the month)

One of Vaco's longstanding clients in the healthcare space reached out to have us assist in finding a Lease Accountant due to a recent retirement. This is a legacy client where we've placed multiple people with the organization across different teams and have received great reviews on culture and leadership.

They boast great promotional opportunities (several leaders on the team have been promoted 3-5 times) and are big on team-building, volunteering and mentorship programs. The role itself is part of a newly created department after a spin‑off transaction and subsequent public offering. The Lease Accountant will be critical in maintaining compliance for 842 checklists/testing on determining operating vs. finance leases. This person will also be helping out with legal and tax accruals, validating the coding and booking them, potentially some cash management, and assisting with various ad hoc corporate accounting duties.

Compensation: $85-100K + discretionary bonus.

Key Responsibilities

Maintain and reconcile the lease accounting system, ensuring completeness and accuracy of all lease data (real estate, equipment, vehicles, etc.).

Record monthly journal entries related to lease assets and liabilities, including right‑of‑use (ROU) assets, lease expenses, interest, and amortization.

Review lease agreements and abstracts to determine appropriate accounting treatment under ASC 842.

Support month‑end, quarter‑end, and year‑end close processes, including reconciliations and supporting schedules for leases.

Coordinate with property management, procurement, and legal teams to identify new, modified, or terminated leases.

Assist with internal and external audit requests related to lease accounting.

Prepare and maintain lease disclosures and reports for management and SEC filings (if applicable).

Continuously improve processes for lease tracking, system integration, and data accuracy.

Support implementation or upgrades of lease accounting software and tools.

Required

Bachelor’s degree in Accounting, Finance, or a related field.

2–5 years of accounting experience, preferably with exposure to lease accounting or fixed assets.

Strong understanding of GAAP and ASC 842.

Proficiency in Excel and familiarity with ERP or lease accounting systems (e.g., LeaseQuery, CoStar, Visual Lease, SAP, Oracle).
