Overview
Pre-Construction Manager - Amazon AIR, NA Design and Construction, Amazon AIR. As the Global Engineering Services (GESS) Preconstruction Manager, you are responsible for project managing building industrial development including new builds, retrofits, expansion, and program initiatives from site selection through contract execution. You will partner with internal and external stakeholders to ensure scope, budget, and schedule definition are established including timely receipt of building and site permits. You are responsible as the project manager to lead planning, design and pre-construction projects, including new built-to-suit industrial buildings, tenant improvements, extensions of existing facilities and renovation projects.
Key responsibilities
- Independently manages difficult, cross-functional industrial builds from site selection through design completion, permitting and contract execution. You will be working independently in assigned regional area, interacting with leadership and stakeholders to resolve issues.
- Work with internal/external teams including real estate, design engineering, entitlements, construction, finance, launch/startup, architects, engineers, permitting agencies, developers and landlords to secure resources, define scope, set priorities, milestones and drive delivery to meet deadlines.
- Lead communication by weighing risks, making decisions, and guiding project teams; represent project and technical information to diverse audiences; maintain strong relationships with stakeholders and vendors to resolve and prevent issues.
- Manage vendor procurement and oversee professional service providers ensuring competencies meet project needs; perform pricing reviews and negotiate costs with developers, general contractors and design consultants.
- Perform cost estimating, schedule tracking, and forecasting; identify and solve factors that may impede a successful project hand-over to Amazon stakeholders.
- Oversee safety programs and standards with the project team during planning phases.
- Focus on site selection, scope development, coordinating with design teams to develop site plans and compliant floor plans; drive decisions and escalate blockers as needed.
- Develop and manage schedules for design and permitting; coordinate with Transaction team and Developers to optimize entitlements and long-lead procurement.
- Prepare and present project status and risk reports for leadership and management teams.
- Interface with authorities having jurisdiction to ensure regulatory compliance and smooth execution.
- Adapt to change and drive innovative solutions; understand design and construction contracts and related exhibits; review reports such as noise, traffic, and environmental studies.
- Experience with aviation/airport projects is preferred; travel up to 60% within assigned regions; willingness to relocate near the office; relocation assistance may be provided.
Qualifications
Basic Qualifications
- 7+ years of project management, real estate development, architecture/design experience
- Bachelor's degree
Preferred Qualifications
- 1) An advanced degree, certification or Master’s degree in Architecture, Engineering, Construction Management or MBAs.
- 2) Experience operating within at least two construction disciplines (e.g., General Contracting, Owner’s Representation, Commercial Development, Engineering & Design, owners project management)
- 3) Demonstrated capability in planning, design review & implementation, and project management/control of new structures and enhancement of existing facilities
- 4) Experience managing multi-disciplinary design incorporating industrial automation or robotics
- 5) Knowledge of Building Information Modeling (BIM)
- 6) Demonstrated success in communicating project requirements to various audiences
