Commercial Construction Project Manager / Business Development Role Overview We’re a smaller but growing general contracting firm that self performs carpentry with a strong focus on commercial work. We’re looking for the right match—a self-sufficient, high-performing Commercial Construction Project Manager who can not only lead projects from inception through closeout but facilitate a level of business development and job targeting to win jobs. This role demands a strategic operator who thrives independently, understands the full lifecycle of commercial construction, and can drive project leads, execution and business development. Prior experience with SDVOSB contracting, federal clients, and facilities maintenance is a major plus. Compensation
Base Salary: Competitive and commensurate with experience Bonus Compensation: Negotiable and can be structured for high return on high performers Key Responsibilities
Project Leadership: Manage all phases of commercial construction projects, including preconstruction, estimating, subcontractor buyout, scheduling, execution, and closeout. Estimating & Procurement: Independently develop scopes, budgets, and estimates. Negotiate and buy out subcontractor packages with precision and compliance. Business Development: Proactively solicit new work, build relationships with building managers, and identify maintenance opportunities. Client Relations: Serve as the primary point of contact for owners, building managers, and government representatives. Financial Oversight: Monitor project budgets, cash flow, and profitability. Understand project finance and cost control strategies. Compliance & Documentation: Ensure all work meets applicable codes, safety standards, and contract requirements. Maintain thorough project documentation. Occasional - Federal Contracting: Navigate government contracting protocols, compliance requirements, and SDVOSB advantages. Qualifications
5+ years of commercial construction experience, preferably with a GC Proven ability to manage projects independently from start to finish Strong estimating and subcontractor negotiation skills Familiarity with SDVOSB contracting and federal acquisition processes Experience in business development and client relationship management Solid understanding of project finance and cost tracking Excellent communication, organization, and problem-solving skills Proficiency in construction management software (e.g., Procore, MS Project, Bluebeam) Bonus Traits
Prior experience with facility maintenance contracts Knowledge of Division 8 scopes (doors, frames, hardware) Ability to write scopes and proposals with clarity and compliance Comfortable interfacing with government contracting officers and building managers Company Description
