The Sr. Right of Way Agent, under the direction of the Lead Agent or ROW Supervisor, possesses excellent working knowledge of all right of way disciplines; title, permitting, acquisition, and documentation. Very knowledgeable about property valuation, survey drawings, and alignment sheets.
Responsibilities
Research, negotiate, and elect to purchase short- and long‑term lease agreements and rights of way for construction, ensuring alignment with organizational goals.
Identify and determine various land ownership interests, including surface ownership and location of owners; provide details of all required construction permits and acquire permits as directed.
Oversee all land‑related legal issues, including title and deed transfers, construction, mortgage concerns, and zoning.
Resolve legal matters related to land acquisitions, demonstrating creativity and latitude as required.
Prepare daily activity reports and special agent reports for complex negotiations, easements, damage settlements, and permit acquisitions; work both in the office and in the field.
Perform internal and external due diligence to ensure accuracy and completeness of land rights and to identify deficiencies requiring remedial action.
Serve as liaison with landowners/tenants on ownership, easement rights, damage claims, and access issues.
Effectively use established company and client policies, procedures, and processes.
Review third‑party development plans and right of way records to determine any conflicts.
Maintain up‑to‑date status with upper‑level ROW agent or project manager, ensuring assignments are completed in accordance with client procedures.
Perform other duties as assigned.
Qualifications
Minimum of three years of experience in the right of way industry.
Texas Real Estate License preferred.
Excellent working knowledge of applicable laws, rules, regulations, and right of way policies and procedures.
Knowledge of settlement instruments and contract terms.
Very knowledgeable about property valuation, survey drawings, and alignment sheets.
Strong understanding of various land‑related contracts for construction and operation of facilities.
Experience with acquisition and relocation documents, notices, processes, and procedures.
Ability to plan and organize workload, adjust to changing priorities, and work well under pressure with minimal supervision.
Strong oral and written communication skills and customer‑focused mindset.
Excellent interpersonal skills to build relationships with others.
Good judgment in handling confidential information.
Ability to work autonomously and collaboratively as a team player.
Attention to detail, planning, organization, and time‑management skills.
Willingness to assume additional or new responsibilities as needed.
Ability to maintain regular attendance in accordance with the work schedule agreed with the manager.
Compliance with applicable laws, regulations, and company policies and procedures.
Work Environment and Physical Demands
Spending 50% of the time in a remote environment and 50% in the field.
Regular requirement to sit, use hands, reach with arms, talk, and hear.
Occasional requirement to stand, walk, stoop, kneel, or crouch.
Occasional requirement to lift and/or move up to 25 pounds.
Vision requirements include close vision, distance vision, color vision, and the ability to adjust focus.
