Job Description Summary
This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing new residents, ensuring resident satisfaction throughout the lease term, and securing resident lease renewals.
Essential Responsibilities
Performs all sales and leasing activities to achieve community revenue and occupancy goals by greeting and qualifying prospects, conducting tours, processing applications, screening credit and criminal background checks, preparing lease and move‑in packages, and ensuring smooth resident move‑in and lease signing. Inspects apartments prior to resident move‑in to ensure they are move‑in ready and coordinates any needed maintenance. Stays informed about current market and competitor conditions that may impact occupancy and sales, developing and implementing short‑ and long‑term marketing plans, and following community policies related to concessions, specials, and other programs. Designs and executes marketing activities to drive traffic, including resident referral and employer outreach programs and online marketing tools such as Craigslist, Facebook, email, and other websites. Uses on‑site property management software to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information. Ensures community and show unit standards meet company show‑quality expectations by inspecting the marketing corridor, addressing maintenance and upkeep needs, merchandising units, and preparing the leasing office for daily activities. Follows up with prospects and new residents to ensure satisfaction through email, thank‑you notes, cards, phone calls, or other contacts to finalize decisions to lease or renew. Supports the renewal program by preparing renewal letters and packages, contacting renewing residents before move‑out dates, and ensuring renewal documents are signed and implemented on time. Responds promptly and courteously to resident and client/owner concerns, taking prompt action to resolve problems or convey requests to the appropriate individual(s).
Required Licenses or Certifications
All required State and Local jurisdiction licenses and/or certifications. Valid driver’s license to operate a golf cart on property.
Physical Demands
Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods. Work inside and outside in all weather conditions. Push, pull, lift, carry, or maneuver weights up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance. Rare or regular travel may be required to assist other properties, attend training, business meetings, or other necessary activities. Work a flexible schedule, including evenings, weekends, and holidays.
Compensation
Hourly range: $19.00 – $21.00. Pay is influenced by business requirements, experience, skills, and geographic location.
Additional Compensation
Corporate positions may be eligible for a quarterly or annual bonus program based on individual and company performance. On‑site property positions may be eligible for weekly, monthly, and/or quarterly bonus programs.
