Pre‑Construction Manager – Amazon AIR, NA Design and Construction

Join Amazon as a Pre‑Construction Manager responsible for managing industrial development projects across North America, from site selection through contract execution. You will partner with internal and external stakeholders to deliver projects on scope, budget, and schedule while ensuring timely permitting and compliance.

Key Responsibilities

  • Independently manage cross‑functional industrial builds from site selection through design completion, permitting, and contract execution, working independently in assigned region.
  • Coordinate with real estate, design engineering, entitlements, construction, finance, launch/startup, architects, engineers, permitting agencies, developers, and landlords to secure resources, set priorities, and deliver on deadlines.
  • Drive results through communication, risk assessment, decision‑making, and influence; represent project and technical information to diverse audiences.
  • Oversee vendor procurement and professional service providers, ensuring competency and negotiating scope and cost with developers, general contractors, and design consultants.
  • Develop and maintain cost estimates, schedule tracking, and forecasts; identify and resolve factors that could impede project hand‑over.
  • Implement Amazon’s safety programs and standards throughout the pre‑construction phase.
  • Focus on site selection, scope development, and coordination with design teams to produce compliant plans and schedules.
  • Manage schedule development, vendor selection, and partnership with transaction and developer teams to optimize entitlement strategies.
  • Prepare and present project status and risk reports to leadership.
  • Operate independently within assigned region, addressing issues with leadership and stakeholders.
  • Maintain comprehensive budget and schedule tracking, forecasting, and problem resolution.
  • Coordinate with authorities having jurisdiction to ensure regulatory compliance.
  • Adapt to change and innovation, thinking big outside comfort zones.
  • Analyze design and construction contracts, provide technical approvals, and review environmental studies.
  • Preferred experience with aviation/airport projects.
  • Travel up to 60% within assigned regions; must reside within commuting distance of the office or be willing to relocate. Relocation assistance may be provided.

A Day in the Life

You will represent GESS in ensuring on‑time, on‑budget execution of Amazon construction projects while improving processes. Daily tasks include coordinating with contractors, negotiating contract terms, managing project status, ensuring contractual obligations, pursuing sustainable solutions, and leveraging Amazon information systems for scheduling, budgeting, and documentation.

Basic Qualifications

  • 7+ years of project management, real estate development, architecture/design experience.
  • Bachelor’s degree.

Preferred Qualifications

  • Advanced degree or Master’s in Architecture, Engineering, Construction Management, or Business.
  • Experience across at least two disciplines in the construction industry.
  • Demonstrated capability in planning, design review, and project management of new and existing structures.
  • Experience managing multidisciplinary design incorporating industrial automation or robotics.
  • Knowledge of Building Information Modeling (BIM).
  • Excellent communication of project requirements to diverse audiences.

Salary range: $81,200 – $181,600 per year, plus potential equity and other compensation. Travel and relocation may be required.
