The Facilities Manager position is responsible for the maintenance and preservation of the 5th Avenue Theatre. Responsibilities include oversight of all maintenance plans, equipment, systems and building components including, but not limited to mechanical and electrical systems, HVAC, refrigeration, plumbing, locks, furniture, paint, wall coverings, and other equipment. This role will coordinate building maintenance contracts, service providers (including custodial), and interface with Resident Theatre Company tenants and property management for the Skinner building. This position earns between $29.2500 to $40.95/hour and is eligible for medical, dental, vision, life, ltd, and std insurances and paid vacation and sick leave.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Manages work requests from various stakeholders, and work with management and maintenance team to prioritize and schedule.

Coordinate outside vendors/engineers as needed, in partnership with Director, Preservation & Maintenance.

Assist in facilities budgeting process, including the solicitation of multiple bids for capital projects.

Oversee building supplies inventory and ordering process.

Monitor and schedule cleaning and Show Call staff for the theatre as needed per show calendar.

Maintain, repair, and organize all building systems, tools and related equipment.

Perform maintenance and repairs of various HVAC equipment.

Perform plumbing repairs including but not limited to toilets, urinals, sinks, faucets and drainage.

Performs building repairs including drywall, paint, wallcovering, ceiling tile and grid, carpet and tile flooring, door and door hardware, as appropriate.

Performs regular site inspections of the facilities and mechanical equipment to ensure proper operation.

Performs preventive maintenance to building systems and equipment as assigned and creates equipment check sheets as requested.

Performs electrical repairs, such as replacing lamps, switches, receptacles, cord caps, etc., as appropriate.

QUALIFICATIONS & REQUIREMENTS

Working knowledge of electrical, mechanical and plumbing systems, basic construction, HVAC systems

Ability to read and understand blueprints and schematics

Move, lift, carry, push, pull, and place objects weighing less than or equal to 50 pounds without assistance and heavier lifting or movement tasks with assistance.

Move up and down stairs, service ramps, and/or ladders.

Reach overhead and below the knees, including bending, twisting, pulling, and stooping.

Enter and locate work-related information using computers.

Perform other reasonable job duties as requested.
