Description The Senior Project Manager (SPM) is responsible for the successful delivery of projects from preconstruction through closeout, ensuring schedule, budget, quality, and safety goals while building and maintaining strong client relationships. The SPM leads project teams, manages risk, and upholds company standards, acting as the key point of accountability for both internal and external stakeholders. In the healthcare sector, this role demands strict adherence to regulatory standards, infection control protocols, and coordination within occupied medical environments to ensure minimal disruption to patient care.

Key Responsibilities
Preconstruction:
Lead internal coordination during project pursuit and early planning phases.
Emphasize phasing, infection control risk assessment, and early input from clinical stakeholders.
Collaborate with estimating and design partners to align budgets, schedules, and constructability reviews.
Manage vendor and subcontractor engagement during preconstruction to ensure accurate scopes and buyout.
Project Planning & Management:
Develop and oversee project execution plans, staffing, and resource allocation.
Plans must accommodate aggressive timelines and stringent compliance standards common in healthcare environments.
Lead kickoff meetings, project startup processes, and risk assessments.
Act as primary liaison between owners, design partners, and field teams.
Schedule Management:
Develop and maintain master project schedules.
Monitor milestones, identify risks, and implement corrective actions.
Coordinate with field and subcontractor teams to ensure on‑time delivery.
Contract Management:
Review, negotiate, and manage owner contracts, subcontracts, and vendor agreements.
Ensure compliance with contractual obligations throughout the project lifecycle.
Mitigate risks by proactively addressing scope gaps, change orders, and disputes.
Financial Management:
Manage project budgets, forecasts, and cost reporting.
Monitor change management and revenue recognition.
Ensure projects achieve or exceed targeted margins.
Technology, Education & Process Implementation:
Utilize project management and financial systems for real‑time tracking.
Ensure project documentation, reporting, and workflows follow company standards.
Promote training and adoption of new technologies.
Safety:
Enforce company and OSHA safety standards across all sites.
Implement interim life safety measures and infection prevention protocols specific to healthcare sites.
Participate in safety inspections and events.
Hold project teams accountable to safety KPIs and reporting protocols.
Client Development & Retention:
Serve as the primary client contact during project delivery.
Build trusted relationships with healthcare clients and proactively manage expectations in sensitive, high‑stakes settings.
Conduct post‑project reviews and ensure client feedback is addressed.
Build long‑term client relationships to secure repeat business and referrals.
Soft Skills & Leadership:
Demonstrate strong communication and decision‑making abilities.
Build trust with clients, partners, and project teams.
Mentor and develop project managers, engineers, and field staff.
Foster collaboration and a solutions‑oriented culture.
Key Performance Indicators (KPIs)
Schedule Performance: % of projects delivered on or ahead of schedule.
Healthcare Compliance: % adherence to regulatory standards and requirements.
Occupied Facility Coordination: % of projects completed without disruption to clinical operations.
Financial Performance: Achieve budgeted margins; track change order recovery.
Safety: Maintain 100% compliance.
Client Satisfaction: Post‑project survey scores > 90%.
Team Development: Retention and promotion of project staff.
Risk Management: Minimal disputes or claims; proactive contract oversight.
Process Compliance: Accurate and timely reporting; adherence to SOPs.
Qualifications
Bachelor’s degree in Construction Management, Engineering, Architecture, or related field.
Prior experience with healthcare construction projects.
Knowledge of regulatory standards and requirements; Joint Commission requirements highly desirable.
7–10+ years of progressive project management experience.
Demonstrated success managing large, complex projects.
Strong financial acumen and experience managing budgets over $10M.
Proficiency in scheduling software (Primavera P6, MS Project) and project management platforms (Procore, CMiC, or similar).
Excellent leadership, communication, and negotiation skills.
Work Environment
Office‑based with frequent travel to job sites and client locations.
Regular collaboration with field leadership, design teams, and project partners.
Physical Abilities
Sit or stand for most of a typical workday.
Maneuver between floors of the office.
Lift and move up to 25 pounds.
Ability to reach above shoulder level for filing or gathering data and records.
