Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the lease term, and securing resident lease renewals.

Essential Responsibilities
Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting community tours, processing applications, performing credit and background checks, and preparing lease and move‑in packages.
Inspect apartments prior to resident move‑in, ensure move‑in readiness, and coordinate any outstanding items with the maintenance team.
Stay informed about current market and competitor conditions that may impact occupancy and sales results, develop and implement short‑ and long‑term marketing plans, and adhere to community policies on concessions, specials, and other occupancy‑boosting programs.
Design and execute marketing activities to generate community traffic, including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail, and other websites), and community‑specific marketing plans and promotions.
Use on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.
Ensure show units meet company standards for quality by daily inspecting marketing corridors and leasing tours, communicating maintenance and upkeep needs, merchandising show units, and preparing the leasing office for daily leasing activities.
Follow up with prospects and new residents to ensure satisfaction through e‑mail, thank‑you notes, cards, or telephone calls to finalize decisions to lease or renew.
Support the community’s lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring renewal documents are signed and implemented on time.
Respond promptly and courteously to resident and client/owner concerns and questions, taking action to solve problems and convey requests to the appropriate parties.
Required Licenses or Certifications
All licenses and/or certifications required by State and Local jurisdictions.
Valid driver’s license to operate a golf cart on property.
Physical Demands
Stand, walk, and/or sit for extended periods and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
Travel may be required to assist other properties, attend training, business meetings, or other necessary tasks.
Work a flexible schedule, including evenings, weekends, and holidays.
Additional Compensation
Corporate positions may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
Onsite property positions may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
