The NRP Group LLC . This full‑time, entry‑level position reports to the Community Manager and is essential to maximizing occupancy and resident satisfaction.

Overview The Leasing Specialist is responsible for generating qualified traffic, conducting on‑property marketing, securing rentals, promoting resident retention and providing exceptional customer service.

Responsibilities Sales / Marketing

Conduct all leasing activities at the property, including responding to inquiries, conducting tours, and coordinating move‑ins.

Perform telephone market surveys and physical inspections of competitors.

Recommend and implement on‑site marketing strategies and renewal programs.

Maintain referral programs and move‑in packets to generate qualified prospects.

Support new development, community management, and internal communication initiatives.

Maintain e‑shop, phone shop, and physical shop scores in line with NRP policies.

Assist with LIHTC program compliance and file maintenance.

Administrative

Adhere to all prospect and resident follow‑up procedures.

Inspect apartments for move‑in and complete necessary paperwork.

Track renewals, lease expirations, and notice to vacate details.

Collect application fees, security deposits, and rent payments; report receipts accurately.

Keep leasing files, desk, and area organized.

Ensure compliance with Fair Housing, tax, and other regulatory requirements.

Inspect market‑ready units each morning for curb appeal and readiness.

Assist at other properties and run errands as needed.

Customer Service

Assist in planning resident functions and events.

Walk the property to maintain curb appeal and overall appearance.

Monitor service requests, ensuring completion within 24 hours.

Provide courteous, professional service to residents and clients.

Support community events, including weekend functions.

Perform additional duties as required.

Skills & Abilities

High school diploma or equivalent; college preferred.

1‑year customer service or sales experience.

Strong computer skills and proficiency in Microsoft Office.

Yardi experience preferred.

Valid driver’s license and reliable transportation.

Qualifications

Education: High school diploma or equivalent; college preferred. TCS accreditation preferred.

Experience: 1‑year customer service or sales experience.

Technical Skills: Microsoft Office; Yardi experience preferred.

Other Requirements: Valid driver’s license and reliable transportation.
