The APM reports to the VP of property management and works with a Property Manager (PM) or Senior Property Manager (SPM) to manage the day‑to‑day operations of an assigned portfolio. The APM performs many of the same responsibilities as a Property Manager, coordinating across PM/SPM teams while handling the operational needs of the properties in the portfolio. Responsibilities
Establish and maintain positive relationships with tenants, vendors, and contractors. Assist with the preparation of various reports, including monthly and quarterly management reports. Draft and edit documents as needed. Collect and input tenant and vendor certificates of insurance (COI) into the PM tracking system, under PM/SPM direction. Draft vendor service contracts, track until fully executed, and upload to the PM tracking system. Ensure vendor service contracts and COI are current. Maintain the tenant and vendor work order system, entering, updating, and closing out work orders. Perform rent collection and follow‑up. Track tenant improvement allowance (TIA) requests, gathering required documents, drafting check requests, and submitting requests for approval. Assist with tracking of tenant or building plans and construction documents related to construction. May manage a small number of properties within the portfolio under PM/SPM oversight. Bid maintenance and service contracts under PM/SPM direction. May present portfolio updates to executive leadership and clients as requested. Assist with tenant move‑ins/outs as needed. Code invoices when required or as backup. Develop and manage annual operating and capital budgets under PM/SPM supervision. Manage minor construction projects such as small tenant build‑outs under PM/SPM supervision. Assist with property inspection reports or completion of inspection reports if managing a small portfolio. Travel to properties as required with PM/SPM oversight. Perform any additional projects or tasks as deemed necessary by the Director. Position Requirements
High school diploma required; one to three years of commercial property management related experience. A bachelor’s degree is desirable but not required. Ability to travel. Experience with one or more major commercial property management systems, including Yardi and MRI. Functional understanding of property accounting, including classification of property expenses. Proficiency with Microsoft Excel. Strong work ethic and time management skills. Located in the DC Metro/Northern Virginia area. Leading With Purpose
