Perform daily cash receipt deposits to tenant ledgers as received to property cash accounts and process bi-weekly invoice approval and check runs to make timely payments on vendor accounts. Complete monthly reporting packages within established deadlines and as required by external investors. Reconcile all bank accounts associated with each property in the assigned portfolio and reconcile all balance sheets monthly. Prepare monthly property management fee calculations based on property management agreements and prepare tenant operating and real estate tax escalations, including annual true-ups and expense reconciliations (i.e. CAM reconciliations). Audit and ensure accuracy of rent roll and lease abstracts for assigned portfolio and maintain job cost on capital expenditures and tenant improvements. Reconcile tenant improvement allowances. Manage, analyze, and audit tenant accounts to ensure they are billed correctly each month, for all rental and additional charges per their lease, and investigate and resolve all discrepancies. Set up depreciation, amortization, personal property schedules, and straight-line rent schedules. Assist in the development of the annual business plan and operating budget for each property in conjunction with the respective asset and/or property manager and participate and coordinate the transfer of the title from the development entity to the ownership entity. Assist with acquisitions and dispositions of properties within the assigned portfolio and frequent communication and interaction with property management or asset management teams. Respond to and resolve issues and requests of vendors, asset and/or property managers, and lenders and follow standard policies and procedures to ensure internal and external reporting requirements are met. Prepare opening and closing entries for new acquisitions and dispositions and help coordinate financial information for new properties. Setup and input new properties, rent rolls, leases, and GL chart of accounts for new acquisitions, prepare post-closing entries for new acquisitions and dispositions, and maintain and manage utility sub-meter system (Emon). Assist on miscellaneous tasks, ad hoc, and special projects as needed. Prepare processes and procedures for accounting department to include process manuals for software and procedures for miscellaneous accounting tasks, and assist with review of Property Accountant lease entry. Prepare portfolio-wide entries including debt, depreciation, etc. and reviews portfolios for consistency with financials. Education, Skills, and Experience

Bachelors Degree in Accounting or Finance - Required 5+ years commercial property accounting experience - Required 1+ years Timberline, MRI, or Yardi experience Proactivity, multi-tasking, and time management skills Benefits
