Job Overview
The Building Service Engineer (BSE) performs ongoing preventive and corrective maintenance on a wide range of campus heating, ventilation, plumbing, electrical, mechanical, refrigeration, air‑conditioning, and water systems.
The BSE works under general supervision, may rotate through central plant and building utility rooms, and provides instruction to semi‑skilled staff.
The position may serve as essential personnel during campus emergencies.

Responsibilities
Perform preventive maintenance (daily/weekly/monthly/annual PMs and building walk‑throughs).
Inspect, test, calibrate, and service HVAC/mechanical equipment, including pumps, fans, AHUs, boilers, chillers, cooling towers, heat exchangers, VFDs, valves, and controls.
Replace consumables and wear parts (belts, filters, seals, bearings).
Document all work in the campus CMMS (TMA).
Diagnose and repair issues within steam, natural gas, water, refrigerant, air, and oil distribution systems.
Perform minor electrical work associated with HVAC (fuses, disconnects, motor starters) within training/authorization.
Coordinate parts procurement and communicate repair status to supervisor or customers.
Support shop projects and small in‑house upgrades within scope.
Use Building Automation System (BAS) to monitor trends/alarms, adjust sequences, schedules, and setpoints to maintain comfort and conserve energy.
Escalate advanced control strategy/programming issues to Facilities Control Specialists or contractors.
Close work orders with complete notes, labor, and parts in TMA.
Participate in safety tailgates and required CSU/CSUEB trainings (Asbestos/Lead O&M, Confined Space, Respiratory Protection, Lockout/Tagout, Fall Protection, Aerial/Scissor Lift, Hot Work).
Respond to campus emergencies as essential personnel.
Minimum Qualifications
Knowledge of high‑ and low‑pressure boilers, heating, pneumatic, ventilating, air‑conditioning, refrigeration, and related mechanical equipment.
Knowledge of tools and materials used in operation, maintenance, and repair of such equipment.
Understanding of ventilation principles, thermal dynamics, closed water systems, and energy‑management systems.
Knowledge of applicable state and federal safety codes and regulations for mechanical and HVAC systems.
Abilities
Install, operate, and repair HVAC equipment and systems.
Demonstrate mechanical skill equivalent to journey‑level in plumbing, pipe fitting, electrical, or air‑conditioning trades.
Read and interpret blueprints, plans, drawings, and specifications.
Make rough sketches, estimate cost, time, and materials.
Maintain records and retrieve data from manual or computerized systems.
Prepare standard reports; provide instruction to unskilled and semi‑skilled assistants.
Respond appropriately to emergency situations.
Perform arithmetic calculations as required.
Read and write at an appropriate level.
Experience
Two years of journey‑level experience in operation, maintenance, and repair of boiler, heating, ventilating, refrigeration, and air‑conditioning equipment, or equivalent combination of formal coursework and hands‑on experience.
Required Qualifications
Ability to work at heights on ladders, scaffolds, motorized equipment, etc.
Ability to work in confined spaces.
Ability to work in varying climatic conditions, including inclement weather.
Ability to wear a respirator.
A willingness to work some weekends and holidays; workweek will be adjusted accordingly.
Ability to work independently when required.
Expectations for campus emergencies such as power outages, natural disasters, pandemics.
EPA 608 Type II or Universal certification (required at hire or within 6 months).
Valid California driver’s license; completion of CSU defensive driving and participation in CSU/State DMV Pull Program.
Required safety training: Asbestos/Lead O&M, Confined Space, Lockout/Tagout, Fall Protection, Respiratory Protection (with medical clearance and fit‑testing), Aerial/Scissor Lift, Hot Work.
Journey‑level skill equivalent to completion of an apprenticeship program.
Completion of hazardous materials, lead, and asbestos training courses offered by the university.
Valid California driver’s license and permit.
Preferred Skills and Knowledge
Working knowledge of BAS/energy‑management features and closed‑water systems; ability to interpret trends and alarms.
Strong communication and customer‑service skills with a diverse campus community.
Understanding of Teamsters Unit 6 rules (overtime, callback, standby, shift).
Experience with campus BAS platforms (e.g., ALC, Alerton) and basic VFD/hydronic balancing.
Condition(s) of Employment
Completion of a background check (criminal records, academic credentials, licenses, certificates, credit history, references) as required.
