Area Sales Director – Aimbridge Hospitality
Job Summary: Area Director of Sales – Extended Stay America – Indy Hotels.
The Area Director of Sales is responsible for planning and managing the overall sales and marketing for a collection of three economy extended‑stay hotels. This role aims to achieve optimal occupancy and ADR growth to maximize total revenue while meeting or exceeding hotel profit objectives across the entire hotel collection. The director oversees operations of the hotel sales department, including direct sales follow‑up, sales administration, hiring, training, coaching, and managing a sales and marketing budget, forecast, and advertising plan.
Qualifications
At least 4 years of progressive hotel sales experience preferred; or a 4‑year college degree and at least 2 years of related experience; or a 2‑year college degree and at least 4 years of related experience.
Prior Director of Sales or National Sales experience selling major downtown markets is required.
Must have a valid driver’s license in the applicable state.
Must possess highly developed verbal and written communication skills to frequently negotiate, convince, sell, and influence managers, hotel guests, and/or corporate clients.
Must have thorough experience with professional selling skills: opening, probing, supporting, and closing.
Shows strong analytical skills and strategic vision in establishing appropriate sales deployment.
Must be proficient in general computer knowledge, especially Microsoft Office products.
Must be able to work independently and simultaneously manage multiple tasks.
Strong organization and presentation skills.
Demonstrated ability to effectively interact and manage diverse teams and stakeholders while solving complex problems.
Requires advanced knowledge of sales, marketing, and hospitality practices.
Must work well in high‑pressure, stressful situations; maintain composure and objectivity under pressure.
Must be able to work with and understand financial information and basic arithmetic functions.
Responsibilities
Coordinate group transient and catering sales solicitations and bookings to maximize overall revenue.
Coordinate sales automation efforts ensuring a regional sales database is developed for various email campaigns and customer solicitation activities.
Develop, recommend, implement, and manage the division’s annual budget and the advertising, public relations, marketing, and sales plans and programs to maximize rate, occupancy, and food & beverage opportunities, ensuring hotel earnings exceed management and owner revenue/profit goals.
Initiate and develop sales trips to key feeder markets or cities, identifying accounts that directly benefit revenue performance targets across all hotels in the cluster, and coordinate on‑property direct sales efforts with property‑based Directors of Sales.
Proactively conduct outside sales calls, sales tours, and client entertainment.
Understand and negotiate contract terms as needed.
Maintain market awareness to predict revenue opportunities and set proactive strategies.
Monitor top account production and evaluate market trends.
Conduct on‑property visits within the assigned collection to assess sales leadership and ensure adherence to Aimbridge Hospitality regulations and standards.
Comply with attainment of individual and team goals and budgeted metrics.
Train hotel staff on recognizing and capitalizing on all sales opportunities to increase occupancy and revenue.
Collaborate with the GM and Corporate HR to manage HR functions: hiring, training, development, empowerment, coaching, performance reviews, salary reviews, problem resolution, communication, discipline, and termination as appropriate.
Develop comprehensive knowledge of hotel operations and policies across Sales, Food & Beverage, Front Office, and Reservations.
Maintain visibility in local community and industry organizations.
Attend and/or conduct daily, weekly, monthly meetings and provide training as required.
Establish professional working relationships across the hotel collection to achieve marketing and sales initiatives.
Perform additional duties as directed by the General Manager in their absence.
