Lead Maintenance Technician – Hunters Park & St. James Plaza, Arlington, VA. The Lead Maintenance Technician reports to the Maintenance Manager and is responsible for general maintenance and repairs in apartments and buildings, maintaining curb appeal, ensuring quality of apartment homes, and responding to service requests from residents.

Responsibilities

Participate in all maintenance projects.

Perform general repair of property grounds, apartments, and building exteriors.

Support the Maintenance Manager with budgets and other administrative tasks.

Respond to resident requests for maintenance and service within HVAC, electrical, plumbing and appliance repair by troubleshooting and taking appropriate action to restore service within established quality and time standards; escalating as necessary.

Perform preventive maintenance repair on all systems at the property.

Complete the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins by completing pre‑move‑out inspection, creating a punch list of required work, scheduling vendors and contractors, obtaining needed supplies, completing all maintenance tasks, and inspecting finished work.

Demonstrate customer service skills by treating residents and others with respect, answering questions, responding sensitively to complaints, and completing assigned work orders efficiently and urgently.

Other duties as assigned.

Qualifications

3+ years of apartment maintenance experience.

Universal EPA/CFC Certification.

Mastery of appliance, electrical and plumbing repair.

Strong understanding of HVAC repair.

Valid Driver’s License and must live within 30 minutes of the property.

Excellent English communication skills, both verbal and written.

Responsible for after‑hour emergency maintenance calls, including nights and weekends on a rotational basis.

Reliable transportation to respond to on‑call emergencies as they occur.

Carry a cell phone as required for on‑call maintenance.

Ability to use a computer.

Physical ability to walk grounds and apartments, ascend stairs, lift 60 lbs., climb ladders over 10 feet, and perform other general activities.
