Travel:
This position requires regular travel to properties (minimum once per quarter per site) and occasional travel for company meetings or training.
Schedule:
Monday–Friday; occasional weekends or evenings may be required during peak leasing periods or site visits.
Job Summary The Portfolio Sales and Marketing Specialist plays a key role in driving leasing success across a designated portfolio of student housing communities. This position is responsible for ensuring properties meet leasing and occupancy goals by supporting on‑site teams with sales strategy, lead management, outreach marketing, and brand consistency. The ideal candidate is a sales‑minded leader who thrives in a fast‑paced environment and excels at coaching, collaboration, and execution.
Roles and Responsibilities
Leasing Oversight & Support
Partner with Leasing Managers and General Managers to meet or exceed leasing goals at each assigned property.
Provide strategic oversight of the lead‑to‑lease process, ensuring teams are maximizing conversions through timely follow‑up and CRM utilization.
Conduct regular leasing pipeline reviews and coach teams on sales techniques, prospect communication, and urgency creation.
Assist with pricing, promotions, and concession strategy in collaboration with VP of Sales and Marketing.
Onsite Property Engagement
Travel quarterly to each assigned property to provide hands‑on leasing and marketing support.
Participate in or lead local outreach, events, prospect tours, and sales training sessions while on‑site.
Perform sales audits, evaluate onsite branding, and ensure the property presents professionally online and in person.
Marketing Execution & Brand Consistency
Ensure teams are executing marketing plans and calendars effectively, including digital campaigns, outreach, tabling events, and resident engagement.
Monitor and coach on social media presence to ensure brand consistency, platform activity, and engagement with student audiences.
Provide feedback and recommendations to optimize local marketing efforts, especially during critical leasing windows.
Performance Management & Reporting
Track weekly and monthly leasing performance across portfolio and flag underperforming properties for targeted support.
Review and coach on dashboard compliance, including accurate data entry, timely lead follow‑up, and proper CRM tagging.
Collaborate with operations and marketing leadership to align on sales strategies, staffing needs, and performance improvement plans.
Skills, Experience, & Qualities
3–5 years of experience in student housing or multifamily leasing, sales, or marketing
Experience in a multi‑site or regional support role is strongly preferred
Strong understanding of leasing systems, CRM platforms, and sales pipeline management
High proficiency in social media platforms, outreach strategies, and resident engagement campaigns
Proven ability to coach teams and improve performance through hands‑on support
Excellent communication, organization, and follow‑through
Positive, proactive mindset with a passion for results and team success
Comfortable traveling and working independently while supporting multiple teams
Must be able to push, pull, lift, carry, or maneuver office products and supplies of up to twenty (20) pounds.
Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
Regularly required to stand; walk; reach with hands and arms, and climb stairs, stoop, or squat.
