Work Schedule:
Full-time; Thursday-Monday, swing shift 1pm-9:30pm.
Beyond regular scheduled hours, this position requires participation in an
on-call shift rotation
to address needs outside of standard business operations. Specifics of the rotation schedule will be discussed during the interview process.
(Note: some overtime is required and vacation approval is limited during peak activity periods)
General Description:
As a General Maintenance Technician 3, you'll be integral to maintaining the operational efficiency of PLU's campus facilities. Collaborating with building engineers and HVAC technicians, you'll operate and maintain all campus boilers and heating systems. Your responsibilities will extend to assisting with preventative maintenance for a wide range of critical systems, such as air intake and exhaust, emergency lighting, fire alarms and response equipment, air compressors, and air conditioning. You'll also be a first responder for urgent repair needs. This position reports to the Maintenance Manager.
Essential Functions and Responsibilities: Operate and maintain all campus heating equipment, boilers, and related systems, including routine inspection, troubleshooting, boiler water testing, chemical balancing, and preparation for annual inspections. Assist with preventative maintenance for all air intake, exhaust, and filter systems, including filter changes, motor/fan lubrication, belt adjustments/replacements, and maintaining associated electrical controls and equipment. Monitor fire sprinkler systems (wet and dry) weekly, and provide emergency or after-hours service for fire alarm systems and fire emergency stations, including repairs and resetting pull-boxes. Perform minor troubleshooting and respond to emergency calls for building elevators. Escort building equipment inspectors (e.g., elevator, boiler, sprinkler, fire department, insurance representatives) during annual inspections. Respond to temperature control issues and routine heating/cooling system problems. Evaluate and perform emergency repairs of all types during night or weekend shifts, including minor plumbing and electrical repairs as needed. Secure buildings with door/lock problems, open doors for contractors, and open/lock gates. Monitor and maintain the chemical balance in the swimming pool. Perform other duties as assigned. Knowledge, Skills, and Abilities:
Strong mechanical aptitude and the ability to perform emergency repairs across various systems. Proficiency with equipment, including using a multimeter for testing voltage and amperage. Ability to safely use scaffolding, ladders, safety harnesses, and high-lift equipment (training provided). Excellent communication skills, both written and verbal, and the ability to work effectively and collaboratively with coworkers and customers. Strong problem-solving and decision-making abilities, with the capacity to work independently without close supervision. Well-organized with the ability to effectively prioritize tasks. Initiative and strong teamwork skills. Ability to remain calm and effective during stressful periods. Required Qualifications:
High school diploma or GED. At least two years of work experience with heating and cooling systems and/or fire protections systems. Class IV Boiler Fireman license required upon hire and able to obtain Class III license within one year of hiring. Valid Driver's License (Must have had a valid driver's license for at least 2yrs). Finalist applicants must satisfactorily complete pre-employment background checks, driving abstract, and pass PLU's Driver's Certification Training. Preferred Qualifications:
Willing to enroll in higher level Boiler Fireman certification training. PLU will reimburse the cost of the class and materials, once certification is obtained. Experience or certification in cooling and/or control systems. Knowledge of computer operation and technology. Knowledge of Fire Risers and Control valves. Knowledge of computer operation and technology is highly desirable. Work Conditions:
Work conditions vary considerably; employee may often be exposed to hot, dry, and dusty conditions, or sometimes to cold, wet, and/or humid conditions. Work is often around very heavy equipment with large awkward tools. Employee may occasionally work in high places. Employee may be exposed to hazardous conditions; i.e., fire boxes, relief valves, hot pipes, gas lines, hazardous chemicals. Noise level is sometimes high. Some overtime is required, and vacation approval may be limited during peak activity periods. Employee must adhere to all safety standards and work practices established by Facilities Management. Engineers are on-call 24 hours a day. Work shifts and days will vary. Some weekend swing shift work is required. Physical Requirements:
The employee is regularly required to stand and walk, and may occasionally be required to climb, balance, or work in cramped areas. The employee must be able to bend, reach, stoop, and kneel while working in a variety of areas. Requires good physical strength. The employee must be able to regularly lift and/or move up to 10 pounds, frequently lift or move up to 25 pounds, and occasionally lift or move up to 50 pounds. Good hearing and vision are required.
