Purchasing Manager
Must have residential construction experience.
Our client a construction company is seeking an Onsite Purchasing Manager. Must be a dynamic team leader that enjoys motivating and mentoring others. Proven ability to partner with division leaders to establish best practices along with ability to develop strong partnerships with trades, ensuring performance in accordance with scopes of work with high focus on quality.

Required Skills
Establish standard construction specifications and provide accurate cost information on various specification levels. Negotiating contracts from raw land to building close out experience is ideal.
Value- engineering each product to ensure maximum efficiency.
Develop strong partnerships with trades, ensuring performance in accordance with scopes of work and high focus on quality.
Negotiate and solicit the best price/value combination from suppliers and trade contractors; analyze cost comparisons and in products and services on long term/short term contract agreements, while ensuring the correct amount of product or service is received at the appropriate time.
Participate in review, development and analysis of scopes of work aimed at quality control and standardization of equipment, materials, supplies and services.
Study existing or new design drawings and keep abreast of changes impacting supply of materials in order to reassess budgets and amend forecasts.
Continually search for new products, materials and processes that will better suit our customers.
Prepare quantity take-offs from working or design drawings for budgeting or bid purposes.
Participate in site visits and work with construction team members in order to check performance of trades against scope of work/contract.
Performs other duties as requested, in support of the overall operation of the Division.
Work cross functionally with a wide variety of other department executives in accordance with meeting deadlines and achieving overall budgets.
Qualifications
Minimum 3 years of progressive construction purchasing leadership experience.
Proven ability to perform essential functions of the job.
Professional experience dealing ethically with subcontractors and ability to demonstrate best practices that are applied in decision-making.
Minimum 5 plus years experience in a purchasing capacity in the residential construction industry to include but not limited to single family, multifamily, zero lot, mixed use, affordable housing, adult communities, contracts and purchasing with proven management abilities.
Must possess strong and professional code of ethics.
Extremely well-organized, flexible, ability to prioritize workloads, meet deadlines and work well under pressure.
Excellent computer skills to include: MS Office – Strong Excel.
Builder Purchasing Software and ERP experience required such as Timberline, OneWorld, JD Edwards, E1, SalesForce, BuildPro, ProLog, LEED
Working knowledge of home building material purchasing.
Excellent communication and negotiating skills.
Excellent mathematical skills with the ability to analyze and look for market trends to maximize company profits.
Superior contract negotiation and estimating skills.
Proven experience in preparing and analyzing budgets.
