Description
We are seeking an experienced
Senior Property Manager
with strong
HUD and affordable housing expertise
to oversee day-to-day operations, ensure regulatory compliance, and lead a high-performing team in providing exceptional living experiences for our residents.
Responsibilities
Leadership & Operations:
Oversee daily property operations, supervising leasing, maintenance, and administrative staff. Ensure adherence to company policies, HUD guidelines, and Fair Housing standards. Contribute to the development, coaching, and growth of on-site team members. HUD & Compliance:
Maintain full compliance with HUD, Fair Housing, and all federal, state, and local housing regulations. Manage certifications, annual recertifications, inspections, audits, and reporting (MOR and REAC). Stay informed of changing HUD policies and implement compliance updates promptly. Financial Management:
Prepare and monitor property budgets, review financial statements, and ensure budget compliance. Oversee rent collections, account delinquencies, and vendor payments. Confirm delinquent accounts are processed and sent to the landlord's attorney when appropriate. Evaluate income and expenses, identify financial trends, and recommend growth opportunities. Resident Relations:
Build and maintain strong resident relationships through responsive communication and service. Address and resolve resident concerns promptly to ensure high satisfaction and retention. Property Maintenance:
Collaborate with maintenance teams to coordinate repairs and upkeep. Conduct regular inspections to maintain property integrity, safety, and curb appeal. Ensure timely completion of work orders and capital projects. Leasing & Marketing:
Oversee the leasing process, including applicant screening, renewals, and marketing initiatives. Develop and implement strategies to maintain high occupancy rates and attract qualified residents. Reporting & Performance:
Prepare accurate management and performance reports for ownership and corporate leadership. Maintain detailed documentation to support compliance and operational transparency. Emergency Response:
Respond to after-hours emergencies as needed and coordinate appropriate follow-up actions. Benefits:

Strong knowledge of
HUD regulations , Fair Housing laws, and compliance systems (EIV, TRACS, REAC). Proven
leadership and supervisory
skills with experience managing on-site teams. Excellent
organizational, communication, and problem-solving
abilities. Minimum
5 years of property management experience , including
2+ years in HUD or affordable housing . Proficiency in
property management software Certifications
such as Certified Occupancy Specialist (COS), Blended Occupancy Specialist (BOS), or equivalent preferred.
