Job Title:

Maintenance Technician

Employment Type : Full-time

Non-exempt

Schedule:

Sunday - Thursday from 8:00am - 4:30pm. This position will be on-call schedule for after hour emergencies.

Village at Main Street Apartments (464 units) 30050 SW Town Center Loop W, Wilsonville, OR 97070

Reports to:

Maintenance Supervisor

Compensation Package:

Competitive starting hourly pay range of $22.00-$22.00

Monthly phone allowance of $50.00

Administrative:

Comply with all Fair Housing and Equal Housing Opportunities requirements

Comply with appropriate state landlord/tenant statutes

Comply with OSHA safety regulations

Attend training and development seminars

Communicate daily with the Maintenance Supervisor and Property Manager, and perform tasks as requested

Asset Preservation:

Ensure the building is in accordance with all applicable building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations

Perform regularly scheduled inspections of all common areas, fixtures, plumbing, appliances, and pools/hot tubs (if applicable)

Ensure preventative repairs are done on a regular basis

Ensure that recalled appliances are promptly replaced

New Resident Preparation:

Complete apartment turnovers within three days of vacancy

Communicate with Maintenance Supervisor and Property Manager on turnover schedule

Ensure apartment turnover time is minimized by conducting pre & post move-out inspections

General Maintenance:

Assist Maintenance Supervisor with sustaining inventory of tools, supplies, and materials

Assist Maintenance Supervisor with organizing and maintaining an orderly maintenance shop and storage areas

Being on-call for after-hour maintenance emergencies on a rotating schedule, and responding immediately

Completing repairs that may involve, electrical, plumbing, appliances, or general carpentry

Maintenance of pool/spa (if applicable)

Resident Experience:

Complete work orders within 24 hours of submission to the community members satisfaction

Promote community member satisfaction by maintaining a high standard of community cleanliness and curb appeal

Paint interior and exterior surfaces as necessary

Interact with current and future community members in a professional, courteous, and non-discriminatory manner

What You’ll Need:

Authorization to work in the United States

High School Diploma or equivalent

Reliable transportation

1+ years of experience in multi-family maintenance

Possess your own hand tools

General knowledge of various maintenance functions included and not limited to groundskeeping and snow removal, painting, appliance repair, caulking, minor electrical, minor plumbing, pool maintenance (if applicable), HVAC, obtaining bids from vendors, ordering inventory

Demonstrates teamwork, good hygiene, ethical behavior and integrity, excellent customer service and communication skills, ability to multi-task, resolve conflicts, engage in cost/benefit analytical decision-making, and ambition for continuous professional development

Your Work Environment:

Approximately 90% inspecting property grounds, including apartments, building structure, landscaping, and signage which may require the ability to climb stairs, scaffolds, ladders and maneuver walkways

Approximately 10% in office environment using computer or tablet and phone

Frequent lifting, pushing, carrying or pulling of 20-50 pounds

Frequent kneeling, crouching, bending, and reaching to inspect appliances and fixtures

May be required to work weekends
